Condition Details / Information Notes
The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
Unless where required or allowed by other conditions attached to this permission/consent, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans/drawings/documents – Site location plan 2470/1 Rev B - Received 10.10.24 Stable Block 1 2481/2 - Received 09.08.24 Stable Block 2 2481/2 - Received 09.08.24 Reason: To define the permission in accordance with Policy SWDP1 and SWDP2 of the South Worcestershire Development Plan and the National Planning Policy Framework.
The proposed stable block and store shall be built in accordance with the material details indicated on the submitted application form. Reason: To ensure that the new materials are in keeping with the surroundings in accordance with policy SWDP21of the South Worcestershire Development Plan.
The stables hereby permitted are for personal use only and not for the carrying out of any trade of business. Horses stabled in the development hereby permitted shall belong to the owners of the stable only or their immediate family (immediate family for the purposes of this condition is defined as parents, grandparents, or children). Reason: On the basis of the application submission documents and in the interests of highway safety and sustainable development, and in accordance with South Worcestershire District Plan policies SWDP1, SWDP2, SWDP4, SWDP21, and SWDP22, and the relevant aims and objectives of the National Planning Policy Framework.
Before the development hereby permitted is first occupied/used, details of any external lighting to be provided in association with the development shall be submitted to and approved in writing by the Local Planning Authority. Any lighting should be localised and directed away from hedge and tree lines. The details shall include times when the external lighting will not be switched on. Only external lighting in accordance with approved details shall be provided on the application site. Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any Order revoking or re-enacting that Order with or without modification) there shall be no other external lighting provided on the application site. Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP22 of the South Worcestershire Development Plan and the aims and objectives of the National Planning Policy Framework.
Before the commencement of construction works on the development hereby permitted, details of a bat roosting feature [and / or bird nesting box] shall be submitted to and approved in writing by the Local Planning Authority.  The details to be submitted shall include an implementation timetable. The feature(s) shall be provided in accordance with the approved details and in accordance with the approved timetable. Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP22 of the South Worcestershire Development Plan and the aims and objectives of the National Planning Policy Framework.
Positive and Proactive Statement. No problems have arisen in dealing with this application. The planning application sought an acceptable form of development consistent with the requirements of relevant policies and material considerations. No amendments or alterations were therefore required and no further positive or proactive action was deemed necessary.
