| The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| Unless where required or allowed by other conditions attached to this permission/consent, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans/drawings/documents – SJD 334 001 [rev B] Location Plan ; SJD 334 002 Exisiting and Proposed Plans . Reason: To define the permission. |
| Prior to the first occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDP29 of the South Worcestershire Development Plan 2016. |
| Positive and Proactive Statement. No problems have arisen in dealing with this application. The planning application sought an acceptable form of development consistent with the requirements of relevant policies and material considerations. No amendments or alterations were therefore required and no further positive or proactive action was deemed necessary. |
| The above site has been reviewed for any potential contamination issues. The proposed development is situated within 250m of a registered landfill or significant area of unknown filled ground which potentially could produce landfill gas. The applicant is advised to consider incorporating matching landfill gas protection measures within the foundations of the proposed extension(s), so as not to compromise any existing gas protection measures which may have been installed in the existing building. If the existing building has no protection measures currently there is no need to install gas protection measures within the proposed extension. REASON To ensure that the risks to buildings and their occupants from landfill sites are adequately addressed. |
| Tree Preservation Order - The applicant is advised that the property at 32 Percheron Way falls within the area covered by Tree Preservation Order (TPO) reference 32/66/002/TPO. Any works to trees within the curtilage of the property will require prior written consent from the Local Planning Authority. Applications for tree works must be submitted to the council for approval before any work commences. These applications can be submitted online via the Planning Portal (www.planningportal.co.uk). When selecting a tree surgeon to carry out any approved works, applicants are encouraged to consult the council's web pages for guidance on choosing a qualified and reputable professional. Additional advice and information can also be found on the Arboricultural Association's website. Failure to comply with the requirements of a Tree Preservation Order may result in enforcement action being taken by the Local Planning Authority. It is the responsibility of the applicant to ensure compliance with this Tree Preservation Order throughout the duration of the development and thereafter. |
| Before the occupation of the development hereby permitted, a bat box shall be installed within the land ownership of the site (e.g. Ibstock enclosed bat box, Habibat bat box, Schwegler Wall-mounted Bat Shelter 2FE, Schwegler 2F Bat Box). The box should be installed at least 4m above ground-level, and not placed above windows. The roosting feature shall be carried installed before the first use of any part of the development. Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP22 of the South Worcestershire Development Plan |
