| The external materials of the replacement dwelling hereby permitted shall be crarried out in accordance with the approved amended plans/documents under condition no.2 of this permission.
The development shall be carried out using the materials as approved.
Reason: To ensure that the new materials are in keeping with the surroundings and/or represent quality design in accordance with policy SWDP21 of the South Worcestershire Development Plan and the relevant aims and objectives of National Planning Policy Framework. |
| The development hereby permitted shall be carried out in strict accordance with the recommendations set out in the Preliminary Roost Assessment report carried out by Focus Ecology dated 14 June 2021 and submitted with this application.
In particular: - As a precautionary approach, a licenced bat ecology must supervise the removal of the ridge tiles at the property. Additionally, an endoscopic inspection of the gap in the mortar on the north-east gable end should be carried out immediately prior to construction works. This should be carried out from scaffolding or MEWP (or similar lifting device) as appropriate. In the event that roosting bats or evidence of bats (i.e. droppings) are discovered, works must cease immediately and Natural England must be contacted to advise on any licensing requirements to allow lawful completion of the work.
- Where required to facilitate permitted development, removal of potential bird nesting habitat should be undertaken outside the bird nesting season (March - August inclusive) or otherwise under the direct supervision of a suitably qualified ecologist who will be able to identify nesting birds and advise of appropriate safe working distances.
- A single bat box should be installed within the landownership of Snowdown. The box should be integrated within an existing built structure (e.g. Ibstock enclosed bat box, Habitat bat box, Schwegler Wall-mounted Bat Shelter 2FE, Habi-Sabi Bat Box or Schwegler 2FR Bat Tube) or installed on a suitable mature tree (e.g. Schwegler 2F Bat Box). The box should be installed at least 4m above ground-level, and not placed above windows.
- Two sparrow terrace (e.g. 1SP Schwegler Sparrow Terrace or similar) should be installed at the site to provide replacement nesting opportunities for this species. The box should be wall-mounted, at eaves height on a north or north-east elevation out of the reach of predators (e.g. domestic cats).
- This report is deemed valid for 12 months. Should any development commence after this time has elapsed an update survey will be required to determine the status of the site during the intervening period.
Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP22 of the South Worcestershire Development Plan and the relevant aims and objectives of National Planning Policy Framework.

| Before the first use/occupation of the development hereby permitted a scheme of landscaping shall be submitted to and approved in writing by the Local Planning Authority. The landscaping scheme shall include:- (i) a plan(s) showing details of all existing trees and hedges on the application site. The plan should include, for each tree/hedge, the accurate position, canopy spread and species, together with an indication of any proposals for felling/pruning and any proposed changes in ground level, or other works to be carried out, within the canopy spread.
(ii) a plan(s) showing the layout of proposed tree, hedge and shrub planting and grass areas.
(iii) a schedule of proposed planting - indicating species, sizes at time of planting and numbers/densities of plants.
(iv) a written specification outlining cultivation and other operations associated with plant and grass establishment.
(v) a schedule of maintenance, including watering and the control of competitive weed growth, for a minimum period of five years from first planting.
All planting and seeding/turfing shall be carried out in accordance with the approved details in the first planting and seeding/turfing seasons following the completion or first occupation/use of the development, whichever is the sooner. The planting shall be maintained in accordance with the approved schedule of maintenance. Any trees or plants which, within a period of five years from the completion of the planting, die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species.
Reason: To ensure the proposed development does not have an adverse effect on the character and appearance of the area in accordance with policies SWDP21 and SWDP25 of South Worcestershire Development Plan and the relevant aims and objectives of National Planning Policy Framework.

| Before the first use/occupation of the development hereby permitted details of a precise specification of the proposed materials for the hard landscaping of the site (including roads, paths, parking areas and other hard surfaces) shall be submitted to and approved in writing by the local planning authority. The hard landscaping of the site shall be completed in accordance with a timetable agreed in writing by the local planning authority. Development shall be carried out in accordance with the approved details.
Reason: To ensure the proposed development represents high quality design and does not have an adverse effect on the character and appearance of the area in accordance with policies SWDP21 and SWDP25 of South Worcestershire Development Plan and the relevant aims and objectives of National Planning Policy Framework. |
| Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter.
Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDP29 of the South Worcestershire Development Plan 2016 and the relevant aims and objectives of National Planning Policy Framework. |
| Prior to the occupation of any part of the development hereby permitted details of renewable or low carbon energy generating facilities to be incorporated as part of the development shall be submitted to and approved in writing by the local planning authority. The details shall demonstrate that at least 10% of the predicted energy requirements of the development will be met through the use of renewable/low carbon energy generating facilities. The approved facilities shall be provided prior to any part of the development hereby permitted being first occupied or in accordance with a timetable submitted to and approved by the local planning authority as part of the details required by this condition.
Reason: To ensure the proposed development includes sufficient renewable/low carbon energy generating facilities to comply with Policy 27 of the South Worcestershire Development Plan 2016 and the relevant aims and objectives of National Planning Policy Framework. |
| The roof area of the single storey rear extension hereby permitted shall not be used as a balcony, roof garden or similar amenity area.
Reason: To preserve the amenities of the locality in accordance with Policy SWDP21 of the South Worcestershire Development Plan and the relevant aims and objectives of National Planning Policy Framework. |
