| The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| Prior to the commencement of the development hereby permitted, a Construction Traffic Management Plan shall be submitted to and approved in writing by the Local Planning Authority (in consultation with the Highway Authority for the A46 trunk road). The plan shall include as a minimum: a) Details of the equipment that will be used and location of the equipment and vehicles to ensure that all plant, equipment and vehicles are accommodated within the site, with no parking, materials storage or loading/unloading taking place within the A46 Highway verge or direct accesses. b) Clear and detailed measures to prevent debris, mud, detritus and dust being distributed onto the local highway and strategic road network. This should include details of wheel washing and dust monitoring. c) Waste management. d) Protection measures for hedgerows and grasslands. Thereafter, all construction activity in respect of the development shall be undertaken in full accordance with such approved details unless otherwise approved in writing by the Local Planning Authority in consultation with the Highways Authority. Reason: To mitigate any adverse impact from the development on the A46 trunk road and to satisfy the reasonable requirements of road safety in accordance with Policy SWDP21 of the South Worcestershire Development Plan. |
| Before the first occupation of the development hereby approved, details of a bat roosting feature and a bird nesting box shall be submitted to and approved in writing by the Local Planning Authority. The details to be submitted shall include an implementation timetable. The features shall be provided in accordance with the approved details and in accordance with the approved timetable and retained thereafter. Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP22 of the South Worcestershire Development Plan and the National Planning Policy Framework. |

| The applicants attention is drawn to the comments of National Highways on the application that the surface water system (labelled 600 Ø SWS on the Drainage Connectivity Drawing No. TS24-198-1) is shown to run north along the site boundary from the northern Direct Access on National Highways land. However, this is not shown on National Highways' drainage system and is not adopted by the local Water Authority. The applicant has agreed to re-route the 100mm surface water sewer within the site so that it discharges to the SWS inspection chamber within the curtilage of the site. (NB This is not a requirement of the grant of this planning consent.) |
