| The dayroom, as shown on the approved drawing nos. AD01C entitled ‘Proposed Communal Utility Room’ and AD02C entitled ‘Proposed Block Plan’ shall only be utilised by residents of those occupants of the adjacent Travellers Site approved under 17/02429/FUL, whom fall under the definition of Gypsies and Travellers as defined in Annexe 1, paragraph 1 of the Communities and Local Government "Planning Policy for Traveller Sites" March 2015 (or its equivalent in replacement national policy).
Reason: To ensure that the dayroom is used for their intended purposes, not used as a separate and independent residential unit and to comply with Policies SWDP2, SWDP17 of the South Worcestershire Development Plan, 2016 together with the National Planning Policy Framework (2021) and the Planning Policy for Traveller Sites (DCLG – August 2015).

| The dayroom, as shown on the approved drawing nos. as shown on the approved drawing nos.AD01C entitled ‘Proposed Communal Utility Room’ and AD02C entitled ‘Proposed Block Plan’ , shall not be used for any purpose other than as a dayroom ancillary to the use of adjacent Travellers Site and no part of the dayroom shall be used at any time as a bedroom or for sleeping accommodation.
Reason: To ensure that the buildings are not used as separate and independent residential units contrary to Policy SWDP2 and SWDP4 of the South Worcestershire Development Plan, 2016 |
| Prior to the first occupation of the conversion of the outbuilding, details of a bat roosting feature and bird nesting box shall be submitted to and approved in writing by the Local Planning Authority. The details to be submitted shall include an implementation timetable. The feature(s) shall be provided in accordance with the approved details and in accordance with the approved timetable.
Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP22 of the South Worcestershire Development Plan. |
| Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Planning Statement shall be fully implemented and remain thereafter.
Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDP29 of the South Worcestershire Development Plan 2016. |
| Before the first occupation of the proposed dayroom hereby permitted the bathroom window on the west elevation shall be fitted with Pilkington Level 4 obscured glazing or equivalent and shall be permanently retained in that condition thereafter.
Reason - To protect the amenities of adjoining/nearby properties from unacceptable overlooking/loss of privacy and/or represent quality design in accordance with policy SWDP21 of the South Worcestershire Development Plan. |
| Any material change to the siting of the dayroom, or its replacement by another dayroom in a different location, shall only take place in accordance with details first submitted to and approved in writing by the local planning authority prior to such changes being enacted.
Reason: To ensure adherence to the approved plans in the interests of a satisfactory form of development and to allow the Local Planning Authority to consider that there is certainly that there would be no likely significant to landscape and visual amenities of the area in accordance with SWDP Policy 21. |
| The North Northamptonshire Council encourages all contractors to be'considerate contractors' when working in our district by being aware of the needs of neighbours and the environment. Prior to the commencement of any site works, it is good practice to notify neighbouring occupiers of the nature and duration of works to be undertaken. To limit the potential detriment of construction works on residential amenity, it is recommended that all works and ancillary operations which are audible at the site boundary during construction should be carried out only between the following hours: 0800 hours and 1800 hours on Mondays to Fridays and 0800 and 1300 hours on Saturdays and at no time on Sundays and Bank Holidays. |
