| The development hereby permitted shall be begun before the expiration of three years from the date of this permission.

| The ancillary accommodation hereby approved and Lawn Farm (as shown on the approved plans listed under Condition 2 of this Decision Notice) shall not be sold, let, or sublet separately from each other.
Reason – To prevent an abuse of the planning system, and ensure appropriate definition and control of the development hereby permitted for clarity and the avoidance of doubt, to ensure the development provides ancillary residential accommodation only, and to prevent unjustified unsustainable residential development in the countryside contrary to South Worcestershire Development Plan policies SWDP1, SWDP2, SWDP16, and the relevant aims and objectives of the National Planning Policy Framework.

| The ancillary accommodation hereby approved shall only be occupied by the dependants (dependants are defined as parents, grandparents, children, or grandchildren) of the occupiers of Lawn Farm (as shown on the approved plans listed under Condition 2 of this Decision Notice).
Reason – To prevent an abuse of the planning system, and ensure appropriate definition and control of the development hereby permitted for clarity and the avoidance of doubt, to ensure the development provides ancillary residential accommodation only, and to prevent unjustified unsustainable residential development in the countryside contrary to South Worcestershire Development Plan policies SWDP1, SWDP2, SWDP16, and the relevant aims and objectives of the National Planning Policy Framework.

| Prior to the installation or fixing of any new window(s) or doors hereby approved, detailed drawings (at a scale of not less than 1:5) of the proposed window(s) or doors showing design, construction, dimensions, all external finishes, sections through glazing bars and/or mullions, and method of opening, shall be submitted to and approved in writing by the local planning authority. The works hereby permitted shall be carried out in accordance with the approved details.
Reason: To protect, conserve and enhance the significance of heritage assets and to ensure that the new materials are in keeping with the surroundings and/or represent quality design in accordance with policies SWDP 6, SWDP21 and SWDP24 of the South Worcestershire Development Plan |
| Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter.
Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDP29 of the South Worcestershire Development Plan 2016. |
| Prior to the first occupation of the conversion of the outbuilding, details of a bat roosting feature and bird nesting box shall be submitted to and approved in writing by the Local Planning Authority. The details to be submitted shall include an implementation timetable. The feature(s) shall be provided in accordance with the approved details and in accordance with the approved timetable.
Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP22 of the South Worcestershire Development Plan. |
| In accordance with the provisions in the Town and Country Planning (Development Management Procedure) (England) Order 2015 and pursuant to paragraph 38 of the National Planning Policy Framework, where possible and feasible, either through discussions, negotiations or in the consideration and assessment of this application and the accompanying proposals, the council as the local planning authority endeavoured to work with the applicant/developer in a positive and proactive way to ensure that the approved development is
consistent with the relevant provisions in the framework. |
| Work should avoid disturbance to nesting birds. Nesting birds are protected under the 1981 Wildlife and Countryside Act and the Countryside and Rights of Way Act 2000. The main nesting season lasts approximately from March to September, so work should take place outside these dates if at all possible.
However, birds can nest at any time and the site including any buildings should ideally be checked for their presence immediately before work starts. |
| All species of bats and their roosts (whether the bats are present or not) are protected from reckless killing, disturbance or destruction under both national and European legislation. Cracks, cavities and holes in trees and buildings can provide suitable places for bats to rest or hibernate; these should be carefully inspected prior to carrying out any works. If bats are discovered during work on trees or are suspected of being present, the relevant work should be halted and Natural England (formerly English Nature) notified and further advice sought (http://www.naturalengland.org.uk/).
