| Unless where required or allowed by other conditions attached to this permission/consent, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans/drawings/documents –

Reason: To define the permission in accordance with Policy SWDP1 and SWDP2 of the South Worcestershire Development Plan and the National Planning Policy Framework. |
| Within 3 months of the grant of this consent, a scheme of landscaping shall be submitted to the Local Planning Authority for approval in writing. The landscaping scheme shall include:-
(i) a plan(s) showing details of all existing trees and hedges on the application site. The plan should include, for each tree/hedge, the accurate position, canopy spread and species, together with an indication of any proposals for felling/pruning and any proposed changes in ground level, or other works to be carried out, within the canopy spread.
(ii) a plan(s) showing the layout of proposed tree, hedge and shrub planting and grass areas.
(iii) a schedule of proposed planting - indicating species, sizes at time of planting and numbers/densities of plants.
(iv) a written specification outlining cultivation and other operations associated with plant and grass establishment.
(v) a schedule of maintenance, including watering and the control of competitive weed growth, for a minimum period of five years from first planting.
All planting and seeding/turfing shall be carried out in accordance with the approved details in the first planting and seeding/turfing seasons following the completion or first occupation/use of the development, whichever is the sooner.
The planting shall be maintained in accordance with the approved schedule of maintenance. Any trees or plants which, within a period of five years from the completion of the planting, die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species.
Reason: (i) To ensure the proposed development does not have an adverse effect on the character and appearance of the area and Cotswold National Landscape in accordance with policies SWDP21, SWDP23 and SWDP25 of the South Worcestershire Development Plan, and (ii) to ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP22 of the South Worcestershire Development Plan, as well as the general aims and objectives of the Framework. |
| Within 3 months of the grant of consent, details of any external lighting to be provided in association with the development shall be submitted to the Local Planning Authority for approval in writing. The details shall include times when the external lighting will not be switched on. Only external lighting in accordance with approved details shall be provided on the application site. Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any Order revoking or re-enacting that Order with or without modification) there shall be no other external lighting provided on the application site.
Reason: (i) To ensure the proposal preserves residential amenity and to prevent unacceptable light pollution to the detriment of human health contrary to policies SWDP21 and SWDP31 of the South Worcestershire Development Plan, (ii) to ensure the proposed development does not have an adverse effect on the character and appearance of the area and the Cotswold National Landscape in accordance with policies SWDP1, SWDP21, SWDP23 and SWDP25 of the South Worcestershire Development Plan, and (iii) to ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP22 of the South Worcestershire Development Plan, as well as the relevant aims and objectives of the Framework. |
| Within 3 months of the grant of this consent, details, including a timetable for implementation of vehicle parking to comply with the Council’s adopted car parking standards shall be submitted to the Local Planning Authority for approval. The approved parking details shall thereafter be implemented and retained in accordance with the approved details.
Reason: To comply with the Council’s parking standards and in accordance with Policy SWDP21 of the South Worcestershire Development Plan, as well as the relevant aims and objectives of the Framework.

| The premises shall be used for the storage, maintenance and distribution of machinery and equipment (i.e. such as agricultural, garden and landscaping machinery including mowers, small tractors and turf equipment) and for no other purpose, including the storage, maintenance and distribution of cars, vans and lorries, and any other purposes in Classes B2 and B8 of the Schedule to the Town and Country Planning (Use Classes) Order 1987 (as amended), or in any provision equivalent to that Class in any statutory instrument revoking and re-enacting that Order with or without modification.
Reason: (i) To define the consent hereby granted, (ii) to ensure the permitted use is appropriate to a rural area, (iii) to ensure the proposal preserves residential amenity and to prevent unacceptable noise pollution to the detriment of human health, and (iv) to preserve the tranquillity of the Cotswold National Landscape in accordance with policies SWDP21, SWDP23 and SWDP31 of the South Worcestershire Development Plan, as well as the relevant aims and objectives of the Framework.

| The development hereby permitted shall not be in use outside the hours of 0800 to 1800 Monday-Friday and 0800-1300 on Saturdays, except for deliveries to, and collections from, the development. There shall be no use of the site on Sundays or Bank Holidays. In addition, the site shall not be used for any retail purposes and there shall be no visiting members of the public allowed to the site.
Reason: (i) To define the consent hereby granted, (ii) to ensure the permitted use is appropriate to a rural area, (iii) to ensure the proposal preserves residential amenity and to prevent unacceptable noise pollution to the detriment of human health, and (iv) to preserve the tranquillity of the Cotswold National Landscape in accordance with policies SWDP21, SWDP23 and SWDP31 of the South Worcestershire Development Plan, as well as the relevant aims and objectives of the Framework. |
| Machinery and equipment shall be maintained and repaired inside the buildings annotated 'storage, distribution and maintenance' on Rural Planning C drawing number J008824-11 H only.
Reason: (i) To define the consent hereby granted, (ii) to ensure the permitted use is appropriate to a rural area, (iii) to ensure the proposal preserves residential amenity and to prevent unacceptable noise pollution to the detriment of human health, and (iv) to preserve the tranquillity of the Cotswold National Landscape in accordance with policies SWDP21, SWDP23 and SWDP31 of the South Worcestershire Development Plan, as well as the relevant aims and objectives of the Framework. |
| There shall be no open storage of machinery and equipment in relation to the use hereby permitted on the application site other than within the part of the site annotated as the 'outdoor storage and distrbution area' on Rural Planning Co drawing number J008824-11 H.
Reason - To ensure the proposed development does not have an adverse effect on the character and appearance of the area and the Cotswold National Landscape in accordance with policies SWDP1, SWDP21, SWDP23 and SWDP25 of the South Worcestershire Development Plan, as well as the relevant aims and objectives of the Framework. |
