| The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| Unless where required or allowed by other conditions attached to this permission/consent, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans/drawings/documents – Location Plan ; AIRA_0309_1002. Reason: To define the permission in accordance with Policy SWDP1 and SWDP2 of the South Worcestershire Development Plan and the National Planning Policy Framework. |
| Positive and Proactive Statement. No problems have arisen in dealing with this application. The planning application sought an acceptable form of development consistent with the requirements of relevant policies and material considerations. No amendments or alterations were therefore required and no further positive or proactive action was deemed necessary. |
| A bat box shall be installed within the land ownership of the site (e.g. Ibstock enclosed bat box, Habibat bat box, Schwegler Wall-mounted Bat Shelter 2FE, Schwegler 2F Bat Box). The box should be installed at least 4m above ground-level, and not placed above windows. The roosting feature shall be carried installed before the first use of the development. Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP22 of the South Worcestershire Development Plan |
| The Air Source Heat Pump hereby approved, and any subsequent replacement unit, shall not exceed the following specifications: Maximum power output of 12 kilowatts (kW) Maximum electrical supply of 400 volts (V) Maximum sound pressure level of 57 decibels dB(A) when measured at 1 meter from the unit Maximum volume of 8 cubic meters Any replacement of the approved Air Source Heat Pump shall only be undertaken with equipment that meets these parameters. Reason: To protect the amenities of nearby residents from noise and visual impact, and to ensure the development remains within the parameters assessed in the application, in accordance with Policy SWDP21 of the South Worcestershire Development Plan, and paragraph 135 (f) of the National Planning Policy Framework. |
