Condition Details / Information Notes
The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
Unless where required or allowed by other conditions attached to this permission/consent, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans/drawings/documents – LC Loc 01 Location Plan ; Lc Prsl 01 Proposed Site Layout ; Lc010 Proposed Elevation ; Lc006 Proposed Ground Floor Plans ; Lc006.1 Proposed First Floor Plan ; Lc 009 Proposed Section A . Reason: To define the permission in accordance with Policy SWDP1 and SWDP2 of the South Worcestershire Development Plan and the National Planning Policy Framework.
Prior to the first occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDP29 of the South Worcestershire Development Plan 2016.
Positive and Proactive Statement. No problems have arisen in dealing with this application. The planning application sought an acceptable form of development consistent with the requirements of relevant policies and material considerations. No amendments or alterations were therefore required and no further positive or proactive action was deemed necessary.
Informative for an extension within 250m of landfill: The above site has been reviewed for any potential contamination issues. The proposed development is situated within 250m of a registered landfill or significant area of unknown filled ground which potentially could produce landfill gas. The applicant is advised to consider incorporating matching landfill gas protection measures within the foundations of the proposed extension(s), so as not to compromise any existing gas protection measures which may have been installed in the existing building. If the existing building has no protection measures currently there is no need to install gas protection measures within the proposed extension. REASON To ensure that the risks to buildings and their occupants from landfill sites are adequately addressed. The development hereby permitted shall be carried out in strict accordance with the recommendations set out in the Bat Survey Report carried out by ATW Ecology dated August 2024 and submitted with this application. In particular: - Application to Natural England for a bat mitigation licence. Bat access brick installed within the rebuilt gable apex Integrated bat box (Schwegler 1FE, NHBS Integrated Eco Bat Box, Habibat 001 Bat Box or suitable alternative), installed on the gable of the extension. As roosts require removal before new roosts can be built, an alternative will need to be in place before works begin, so that bats always have a roost available during their normal periods of use. One general purpose bat box suitable for both crevice-dwelling and void-dwelling species (Schwegler 2F or suitable alternative) shall be installed on a nearby mature tree otherwise unaffected by the proposed works. The project ecologist shall deliver a ‘toolbox talk’ to contractors, informing them of the survey findings, licence conditions, suitable methods of work, and what to do in the event that a bat is found while the project ecologist is not on site. As compensation for the loss of bird nesting habitat, one nest box suitable for house sparrow (Schwegler type 1SP or suitable alternative), shall be installed on the gable of the extension. The nest box should be installed as high in the eaves as possible, and maintained in perpetuity. Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP22 of the South Worcestershire Development Plan.
