| The development hereby permitted shall be begun before the expiration of three years from the date of this permission.
Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| Unless where required or allowed by other conditions attached to this permission/consent, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans/drawings/documents –

Reason: To define the permission in accordance with Policy SWDP1 and SWDP2 of the South Worcestershire Development Plan and the National Planning Policy Framework. |
| The development hereby permitted shall be carried out in strict accordance with the recommendations set out in the Updated Ecological Survey report carried out by Chelmarsh RG Dave Fulton dated 28 May 2024 and submitted with this application. In particular:
- A cautionary approach is advised in relation to bats. Should any bat be discovered during works, work should stop immediately, and the Bat Conservation Trust should be notified for advice on how to proceed.
- As one active Barn Swallow nest was found in Barn A work in this barn should be delayed until young have fledged, this may be as late as end of September as Swallows are generally double brooded.
- Any trenches dug for foundations and left open overnight should be provided with some means of escape in case hedgehogs, or other small creatures fall in overnight. This can be as simple as leaving an old scaffold plank along one inside edge to act as an escape ramp. All trenches should be checked each morning before work commences in case any creatures have become trapped overnight. Any trapped creatures should be released to a place of safety.
Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP22 of the South Worcestershire Development Plan. |
| Before the first use/occupation of the development hereby permitted a scheme of landscaping shall be submitted to and approved in writing by the Local Planning Authority. The landscaping scheme shall include:
(i) a plan(s) showing details of all existing trees and hedges on the application site. The plan should include, for each tree/hedge, the accurate position, canopy spread and species, together with an indication of any proposals for felling/pruning and any proposed changes in ground level, or other works to be carried out, within the canopy spread.
(ii) a plan(s) showing the layout of proposed tree, hedge and shrub planting and grass areas.
(iii) a schedule of proposed planting - indicating species, sizes at time of planting and numbers/densities of plants.
(iv) a written specification outlining cultivation and other operations associated with plant and grass establishment.
(v) a schedule of maintenance, including watering and the control of competitive weed growth, for a minimum period of five years from first planting.
All planting and seeding/turfing shall be carried out in accordance with the approved details in the first planting and seeding/turfing seasons following the completion or first occupation/use of the development, whichever is the sooner.
The planting shall be maintained in accordance with the approved schedule of maintenance. Any trees or plants which, within a period of five years from the completion of the planting, die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species.
Reason - To ensure the proposed development does not have an adverse effect on the character and appearance of the area in accordance with policies SWDP21 and SWDP25 of South Worcestershire Development Plan. |
| No building hereby permitted shall be occupied until details of the design, implementation, maintenance and management of foul water drainage works have been submitted to and approved in writing by the local planning authority. The development shall be carried out, and the drainage maintained/managed, in accordance with the approved details.
Reason: To ensure development would not result in unacceptable risk of pollution or harm to the environment in accordance with policy SWDP30 of the South Worcestershire Development Plan. |
| Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter.
Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDP29 of the South Worcestershire Development Plan 2016. |
| Prior to the development hereby approved being first used/occupied, the existing structures as shown on the approved plans shall be demolished and / or removed and the site cleared of all the resulting materials (apart from materials used in the construction of the development hereby approved).
Reason: In the interests of visual amenity in accordance with policies SWDP21 and SWDP25 of the South Worcestershire Development Plan. |
| Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (as amended) (or any order revoking, re-enacting, substituting, amending, extending, consolidating, replacing or modifying that Order), no additions, extensions or external alterations, new windows or other openings other than those expressly authorised by this permission shall be constructed/carried out on the application site following the completion/first use of the development hereby permitted.
Reason: To maintain and preserve the character and appearance of the development, noting the building is an undesignated heritage asset, and in accordance with South Worcestershire Development Plan policies SWDP1, SWDP21. And SWDP24, and the design and heritage aims and objectives of the National Planning Policy Framework.

| The development hereby permitted shall not be occupied at any time other than for purposes ancillary to the residential use of the dwelling known as Little Hall Farm. The development shall not be used as an independent self contained dwelling separate from the dwelling known as Little Hall Farm.
Reason - To preserve the amenities of the locality in accord and in the acknowledgment a new separate dwelling house in this location would not represent sustainable development and be contrary to the development location strategy set out in policies SWDP1, SWDP2, SWDP4, and SWDP21 of the South Worcestershire Development Plan. |
| Prior to its/their installation as part of the development hereby approved, details of the following shall be submitted to and approved in writing by the local planning authority:-
- external joinery details, including information on materials, along with architectural details of the proposed external finishes including colour, heads, sills, position in wall reveal and any surrounding dressings (elevational drawings at a minimum scale of 1:20 and vertical sectional drawings at minimum scale of 1:2);
- details of the approved rooflights, including drawings showing design, materials and profile;
- details of external doors/garage doors including information on finish;
The development shall be carried out using the materials as approved and thereafter be maintained.
Reason: To protect, conserve and enhance the significance of heritage assets and to ensure that the new materials are in keeping with the surroundings and/or represent quality design in accordance with policies SWDP 6, SWDP21 and SWDP24 of the South Worcestershire Development Plan. |
| No building operations hereby permitted shall commence until details of the materials to be used in the construction of the external surfaces of the development hereby permitted have been submitted to and approved in writing by the local planning authority. The details to be submitted shall include:-
- Samples of all new external materials to be used.
The development shall be carried out using the materials as approved.
Reason: To protect, conserve and enhance the significance of heritage assets and to ensure that the new materials are in keeping with the surroundings and/or represent quality design in accordance with policies SWDP 6, SWDP21 and SWDP24 of the South Worcestershire Development Plan. |
| Positive and Proactive Statement. No problems have arisen in dealing with this application. The planning application sought an acceptable form of development consistent with the requirements of relevant policies and material considerations. No amendments or alterations were therefore required and no further positive or proactive action was deemed necessary. |
