| Within six months of the date of this decision, details of the boundary treatments shall be submitted to and approved in writing by the Local Planning Authority. These shall include a plan indicating the positions, design, materials and type of boundary treatment as erected. Development shall be retained in accordance with the approved details. Reason - To ensure the special historic setting of the adjacent buildings is properly maintained, in accordance with Policy SWDP6, SWDP24 and SWDP25 of the South Worcestershire Development Plan 2016. |
| The offices as shown on drawing number 1281/5A shall not be used for any purposes other than one falling within Class E(g) of the Schedule to the Town and Country Planning (Use Classes) Order 1987 (as amended) or in any provision equivalent to that Class in any statutory instrument modifying, replacing or re-enacting that Order, or as ancillary residential space linked to the occupation of units 1 or 5. Reason – In order to protect the amenities of the nearby residents and retain planning control over the use of the buildings hereby approved, in accordance with SWDP21 of the South Worcestershire Development Plan and Paragraph 139 of the NPPF. |
| Within six months of the date of this decision, full details of soft landscaping works shall be submitted to and approved in writing by the Local Planning Authority. The details submitted should include: i) a plan(s) showing details of all existing trees and hedges on the application site. The plan should include, for each tree/hedge, the accurate position, canopy spread and species, together with an indication of any proposals for felling/pruning and any proposed changes in ground level, or other works to be carried out, within the canopy spread. ii) a plan(s) showing the layout of proposed tree, hedge and shrub planting and grass areas. iii) a schedule of proposed planting - indicating species, sizes at time of planting and numbers/densities of plants. iv) a written specification outlining cultivation and other operations associated with plant and grass establishment. v) a schedule of maintenance, including watering and the control of competitive weed growth, for a minimum period of five years from first planting. All planting and seeding/turfing shall be carried out in accordance with the approved details in the first planting and seeding/turfing seasons following the approval of the agreed landscaping details. Any trees or plants which, within a period of five years from the completion of the planting, die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species, unless otherwise agreed in writing by the Local Planning Authority. Reason - To protect and enhance the visual amenities of the area and to ensure the satisfactory development of the site - in accordance with policies SWDP21, SWDP22 and SWDP25 of the South Worcestershire Development Plan 2016. |
| Within six months of the date of this decision, details of bird nesting features and bat mitigation shall be submitted to and approved in writing by the Local Planning Authority. They shall thereafter be installed in a suitable location as approved and retained in perpetuity. Reason: To make appropriate habitat enhancement provision in accordance with SWDP22 of the South Worcestershire Development Plan 2016. |
| Within six months of the date of this decision, the access, turning area and parking facilities shown on the approved plan shall be properly consolidated, surfaced, drained and otherwise constructed in accordance with details to be submitted to and approved in writing by the Local Planning Authority and these areas shall thereafter be retained and kept available for those uses at all times. Reason - In the interests of highway safety and to ensure the free flow of traffic using the adjoining highway in accordance with SWDP4. |
| Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (England) Order 2015 (or any order revoking and re-enacting that Order with or without modification), no development permitted by virtue of Classes A-F of Part 1 and Classes A-C of Part 2 of Schedule 2 to the Order shall be undertaken. Reason - In order to prevent the erection of extensions to the building so as to maintain its character and form which justified the dwelling in an area of countryside where new dwellings are not normally acceptable.and to ensure the special historic and architectural interest and setting of the buildings are properly maintained, in accordance with Policies SWDP6, SWDP21 and SWDP24 of the South Worcestershire Development Plan. |
| Should ground conditions prove unsuitable for the use of soakaways then the Applicant will need to submit an alternative means of disposal for surface water from the development. Where possible sustainable drainage systems should be incorporated into the design and additional flow should not be discharged downstream so that flooding problems are not exacerbated or created. |

| A public right of way crosses the site of this permission. The permission does not authorise the stopping up or diversion of the right of way. The right of way may be stopped up or diverted by Order under Section 257 of the Town and Country Planning Act, 1990, provided that the Order is made before the development is carried out. If the right of way is obstructed before the Order is made, the Order cannot proceed until the obstruction is removed. |
| The application site is outside the great crested newt exclusion fence, however this should be kept up until such time as this development has been completed. The applicant should be aware that Natural England may need to be informed of the changes to the proposals. |
