| The external elevations of the development shall be retained constructed out of Marley Wessex Tiles with cream UPVC casement windows.
Reason: To ensure that the new materials are in keeping with the surroundings represent quality design in accordance with Policy SWDP21 of the South Worcestershire Development Plan 2016, together with the South Worcestershire Design Guide SPD, 2018 |
| Within one month of the date of this decision, the specification and colour of the proposed render and other fenestration e.g doors to be used in the permitted development, shall be submitted to the Local Planning Authority and agreed in writing.
The development shall be carried out using the materials as approved.
Reason: To ensure that the new materials are in keeping with the surroundings and represent quality design in accordance with Policy SWDP21 of the South Worcestershire Development Plan, 2016 together with the South Worcestershire Design Guide SPD, 2018. |
| The development hereby permitted shall not be brought into use until the access, turning area and parking facilities shown on the approved plan have been properly consolidated, surfaced, drained and otherwise constructed in accordance with details to be submitted to and approved in writing by the Local Planning Authority and these areas shall thereafter be retained and kept available for those uses at all times.
Reason: To ensure that there is adequate off street parking to serve the dwellinghouse and In the interests of highway safety in accordance with Policy SWDP4 and SWDP21 of the South Worcestershire Development Plan, 2016. |
| The development hereby permitted shall not be occupied until full details of all foul and surface water drainage systems to serve the development have been submitted to and approved in writing by the Local Planning Authority. The approved drainage works shall be implemented in accordance with the approved details before the first occupation of the development hereby permitted and shall be retained thereafter.
Reason: To ensure development would not result in unacceptable risk of pollution or harm to the environment and to ensure the proposed development does not exacerbate flood risk and deals with surface water run-off from the site in a sustainable manner, in accordance with Policies SWDP28, SWDP29 and SWDP 30 of the South Worcestershire Development Plan, 2016. |
| Prior to the first occupation of the dwelling hereby approved details of the proposed boundary treatment to be erected shall be submitted to and approved in writing by the local planning authority. The details shall include heights, specified material and any treatment /stain if timber boarding. The development shall be carried out in accordance with the approved details.
Reason : In order to ensure that there is an acceptable form of screening is appropriate to the rural landscape in accordance with Policies SWDP21 and SWDP25 of the South Worcestershire Development Plan, 2016. |

| Buildings, and particularly roofs and the spaces underneath them, are frequently used as roosting sites by bats. Bats and their 'roost' sites are protected under the Wildlife and Countryside Act 1981 (as amended) and the Conservation of Habitats & Species Regulations 2010, the latter of which deems them a European Protected Species. It is a criminal offence to deliberately kill or injure a bat, to disturb or destroy a bat roost or to obstruct an entrance to a roost. If evidence of bats is found, work should stop immediately and an ecological consultant contacted for advice on the best way to proceed. All contractors working on site should be made aware of the advice and provided with the contact details of a relevant ecological consultant. |
