| The permission shall relate to the plan referenced L005 entitled 'amended layout plan' submitted with this application. Reason - To define the permission in accordance with Policy SWDP1 of the South Worcestershire Development Plan, 2016. |
| The premises shall be used for Class E(g) Use, with ancillary E(a) display or retail sale of goods use and for no other purposes, including any other purposes in Class E of the Schedule to the Town and Country Planning (Use Classes) Order 1987, or in any provision equivalent to that Class in any statutory instrument revoking and re-enacting that Order with or without modification. The external storage areas shall be restricted to the ancillary open storage in connection with the E(g) business use and for ancillary E(a) Display or retail sale of good use only and for no other purpose, including any other purpose in Class E of the Schedule to the Town and Country Planning (Use Classes) Order 1987, or in any provision equivalent to that Class in any statutory instrument revoking and re-enacting that Order with or without modification. Reason: To define the permission and protect the amenities of the area in accordance with Policies SWDP2, SWDP4, SWDP21 and SWDP31 of the South Worcestershire Development Plan, 2016. |

| No external storage shall be more than 2.4 metres above ground levels. Any waste materials shall be kept in suitable containers and in positions on the site to be first agreed in writing by the Local Planning Authority. | The additional planting along the northern boundary of the site as approved by plan reference the plan reference SB100 03 entitled Proposed Landscaping on the Northern Boundary shall be maintainted in accordance with the approved schedule of maintenance entitled Landscaping Schedule/Specification/Maintenance document approved dated 6th March 2023. Any trees or plants which, within a period of five years from the completion of the planting, die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species. Reason - To ensure the proposed development does not have an adverse effect on the character and appearance of the area in accordance with policies SWDP21 and SWDP25 of South Worcestershire Development Plan, 2016. |
| The planting belt along the east and south boundaries as illustrated on previously approved drawing number SBC.LAB1.B Rev C shall be permanently retained. Any trees or plants which die, are removed or become seriously damaged or diseased shall be replaced in the next available planting season with others of similar size and species, unless otherwise agreed in writing by the Local Planning Authority. Reason: To protect and enhance the visual amenities of the area and to preserve the residential amenities of neighbouring dwellings, in accordance with Policy SWDP21 of the South Worcestershire Development Plan, 2016 |
| The parking, turning and manoeuvring arrangement as shown on plan reference L005 shall be kept clear of obstruction at all times. Reason : To ensure that there is adequate off-street vehicle parking, servicing and turning areas are retained for their intended uses in the interest of highway safety in accordance with Policy SWDP21 and SWDP4 of the South Worcestershire Development Plan, 2016. |
