| Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Planning Statement (Oct 2024) in relation to surface water drainage (Para 22) shall be fully implemented and remain thereafter.
Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDP29 of the South Worcestershire Development Plan and the relevant aims and objectives of the National Planning Policy Framework. |
| Prior to their installation, details of any external lighting shall be submitted to and approved in writing by the Local Planning Authority. The details shall include times when the external lighting will not be switched on. Only external lighting in accordance with approved details shall be provided on the application site. Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any Order revoking or re-enacting that Order with or without modification) there shall be no other external lighting provided on the application site.
Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP22 of the South Worcestershire Development Plan and the relevant aims and objectives of the National Planning Policy Framework. |
| Before the commencement of construction works on the development hereby permitted, details of a bat roosting feature [and / or bird nesting box] shall be submitted to and approved in writing by the Local Planning Authority. The details to be submitted shall include an implementation timetable. The feature(s) shall be provided in accordance with the approved details and in accordance with the approved timetable.
Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP22 of the South Worcestershire Development Plan and the relevant aims and objectives of the National Planning Policy Framework. |
| Before the first use of the development hereby permitted a scheme of landscaping shall be submitted to and approved in writing by the Local Planning Authority. The landscaping scheme shall include:-
(i) a plan(s) showing details of all existing trees and hedges on the application site. The plan should include, for each tree/hedge, the accurate position, canopy spread and species, together with an indication of any proposals for felling/pruning and any proposed changes in ground level, or other works to be carried out, within the canopy spread.
(ii) a plan(s) showing the layout of proposed tree, hedge and shrub planting and grass areas.
(iii) a schedule of proposed planting - indicating species, sizes at time of planting and numbers/densities of plants.
(iv) a written specification outlining cultivation and other operations associated with plant and grass establishment.
(v) a schedule of maintenance, including watering and the control of competitive weed growth, for a minimum period of five years from first planting.
All planting and seeding/turfing shall be carried out in accordance with the approved details in the first planting and seeding/turfing seasons following the completion or first occupation/use of the development, whichever is the sooner.
The planting shall be maintained in accordance with the approved schedule of maintenance. Any trees or plants which, within a period of five years from the completion of the planting, die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species.

| No development shall take place (including any ground works, vegetation removal, or site clearance) until a Badger Mitigation and Monitoring Strategy report has been submitted to and approved in writing by the Local Planning Authority. The strategy shall demonstrate that measures to minimise impacts on badgers follow a hierarchy of avoidance, mitigation and compensation; and shall include the results of updated surveys to detail sett status, potential tunnels and wider activity;; an assessment of the amount and distribution of pre and post badger foraging habitat; a detailed mitigation plan showing exclusion zones and stating how negative impacts are to be addressed (to include disturbance to setts, loss of badger foraging habitat, habitat fragmentation, entrapment within trenches or open pipes), on-going monitoring, timescales and remedial measures and their triggers.
The approved Badger Mitigation and Monitoring Strategy (Sharpe Ecology Jan 2024) shall be adhered to and implemented strictly in accordance with the approved details, unless otherwise agreed in writing by the Local Planning Authority
Reason: to ensure that the development is carried out in accordance with the Protection of Badgers Act 1992 and the Wildlife and Countryside Act 1981 (as amended) and the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP22 of the South Worcestershire Development Plan 2016 and the relevant aims and objectives of the National Planning Policy Framework.

| The detached garage hereby permitted shall be used for ancillary residential uses in association with the dwellinghouse known as 'Firs Farm' only and for no other use.
Reason: Having regard to Policy SWDP1, SWDP2, and SWDP21 of the South Worcestershire Development Plan and the relevant aims and objectives of the National Planning Policy Framework the local planning authority need to define the development hereby approved on the basis of how the application has been submitted and assessed, and in order to ensure neighbouring amenity and the character of the area is maintained and protected.

| The Protection of Badgers Act 1992 makes it an offence to wilfully kill, injure, take, possess or cruelly ill-treat badgers, or attempt to do so, or intentionally or recklessly interfere with a sett, which includes damaging or destroying a sett, obstructing access to the entrance of a badger sett, and disturbing a badger whilst it is occupying a sett. Badgers are also given protection from killing or taking by certain means under Schedule 6 of the Wildlife and Countryside Act 1981 (as amended).
It is not illegal to carry out disturbing activities in the vicinity of a sett if no badger is disturbed and the sett is not damaged or obstructed. Where interference to a sett showing signs of use cannot be avoided, a licence should be sought from Natural England.

| In accordance with the provisions in the Town and Country Planning (Development Management Procedure) (England) Order 2015 and pursuant to paragraph 38 of the National Planning Policy Framework, where possible and feasible, either through discussions, negotiations or in the consideration and assessment of this application and the accompanying proposals, the council as the local planning authority endeavoured to work with the applicant/developer in a positive and proactive way to ensure that the approved development is consistent with the relevant provisions in the framework. |
