| The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| Unless where required or allowed by other conditions attached to this permission the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans: 7000182-IWD-PE-XX-DR-Z-9900 rev P02, 7000182-IWD-PE-XX-DR-Z-9902 rev P02, 7000182-IWD-PE-XX-DR-Z-9904 rev P02, 7000182-IWD-PE-XX-DR-Z-9905 rev P01, 7000182-IWD-PE-XX-DR-Z-9906 rev P01, 7000182-IWD-PE-XX-DR-Z-9907 rev P01. Reason: To define the permission in accordance with Policy SWDP1 and SWDP2 of the South Worcestershire Development Plan and the National Planning Policy Framework. |
| The PV panels hereby approved, including all fixtures, fittings and framing shall be installed to be black in colour of a matt finish material and no other type substituted. Reason - To preserve the character of the area in accordance with Policies SWDP21 and SWDP25 and the character of the Conservation Area in accordance with Policies SWDP6 and SWDP24 of the South Worcestershire Development Plan (February 2016). |
| If the PV panels hereby permitted are no longer required for the purposes of energy production, they shall be dismantled and all materials removed from the site, including all fixtures, fittings, frame and any other associated infrastructure/development within 6 months from the date of cessation of the use. Reason - To preserve the character of the area in accordance with Policies SWDP21 and SWDP25 and the character of the Conservation Area in accordance with Policies SWDP6 and SWDP24 of the South Worcestershire Development Plan (February 2016). |
| Prior to the first use of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDP29 of the South Worcestershire Development Plan 2016. |
| The submitted Flood Risk Measures, as recommended in the Flood Risk Assessment and Water Management Document reference 7000182-IWD-XX-XX-RP-C-0600-S4-P05 dated 8 January 2025 by Ingleton Wood shall be fully implemented and in particular the Air Source Heat Pumps and substation floor level shall be raised to a level of 18.38m AOD which includes a 600mm freeboard above the 1% + CC AEP flood level (17.78m AOD + 0.6m). Reason – To ensure safe access is available for the lifetime of the development due to the site being within a high flood risk area and to accord with Policy SWDP28 of the South Worcestershire Development Plan (February 2016). |
| Buildings, and particularly roofs and the spaces underneath them, are frequently used as roosting sites by bats. Bats and their 'roost' sites are protected under the Wildlife and Countryside Act 1981 (as amended) and the Conservation of Habitats & Species Regulations 2010, the latter of which deems them a European Protected Species. It is a criminal offence to deliberately kill or injure a bat, to disturb or destroy a bat roost or to obstruct an entrance to a roost. If evidence of bats is found, work should stop immediately and an ecological consultant contacted for advice on the best way to proceed. All contractors working on site should be made aware of the advice and provided with the contact details of a relevant ecological consultant. |
