Condition Details / Information Notes
The works to which this Listed Building Consent relates must be commenced before the expiration of three years beginning with the date of this consent. Reason: To conform with the requirements of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
Unless where required or allowed by other conditions attached to this permission/consent, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans/drawings/documents – PP-13543713v1 Location Plan Glazing system for all windows in oak room French Doors 1 Oakroom-1 Oakroom-2 Fitting and Measurement document 626/001 Existing and proposed floor plans 626 002 Existing and proposed site block plan 626/003 Elevations Front and Side (received 07/11/24) 626/004 Elevations Rear and Side (received 07/11/24) Reason: To define the permission in accordance with Policy SWDP1 and SWDP2 of the South Worcestershire Development Plan and the National Planning Policy Framework.
Upon completion of the works hereby approved, any damage caused to the building by the works shall be made good within six months in accordance with a scheme submitted to, and approved by, the local planning authority. Reason: To protect and conserve the heritage asset in accordance with policies SWDP 6, SWDP21 and SWDP24 of the South Worcestershire Development Plan.
If previously unknown historic architectural evidence is discovered on the site while carrying out the works as approved, an appropriate record, together with recommendations for dealing with it in the context of the scheme, shall be submitted for written approval by the Local Planning Authority. Reason: To ensure that the historic architectural features of the site are properly recorded in accordance with policies SWDP 6, SWDP21 and SWDP24 of the South Worcestershire Development Plan.
Positive and Proactive Statement. No problems have arisen in dealing with this application. The planning application sought an acceptable form of development consistent with the requirements of relevant policies and material considerations. No amendments or alterations were therefore required and no further positive or proactive action was deemed necessary.
Buildings are frequently used as roosting sites by bats. Bats and their 'roost' sites are protected under the 1981 Wildlife and Countryside Act and the Habitat Regulations 1994, the latter of which deems them a European Protected Species. It is a criminal offence to recklessly disturb or destroy a bat 'roost'. The applicant is advised to take professional advice on the matter since it is possible that a protected species licence might be necessary to undertake these works. Further information about species licensing and legislation can be obtained from the Species Licensing Service on 0117 372 8000. If evidence of bats is found during works, work should stop immediately and Natural England must be contacted on 01453 764450 for advice on the best way to proceed.
Work should avoid disturbance to nesting birds. Nesting birds are protected under the 1981 Wildlife and Countryside Act and the Countryside and Rights of Way Act 2000. The main nesting season lasts approximately from March to September, so work should take place outside these dates if at all possible. However, birds can nest at any time and the site including any buildings should ideally be checked for their presence immediately before work starts.
