Condition Details / Information Notes
The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
Unless where required or allowed by other conditions attached to this permission/consent, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans/drawings/documents – 24.10.008 - PL001 A Site Location Plan 24.10.008 - PL002 A Existing and Proposed Block Plan 24.10.008 - PL003 A Existing Site Plan 24.10.008 - PL005 A Existing Floor Plans 24.10.008 - PL007 E Proposed Site Plan 24.10.008 - PL008 B Proposed Ground Floor Plan – House 24.10.008 - PL009 A Proposed First Floor Plan – House 24.10.008 - PL011 A Proposed Ground Floor Plan – Garage 24.10.008 - PL012 A Proposed First Floor Plan – Garage 24.10.008 - PL006 A Existing Elevations 24.10.008 - PL010 C Proposed Elevations – House 24.10.008 - PL004 A Tree Protection Plan 24.10.008 - PL013 A Proposed Elevations - Garage Reason: To define the permission in accordance with Policy SWDP1 and SWDP2 of the South Worcestershire Development Plan and the National Planning Policy Framework.
Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDP29 of the South Worcestershire Development Plan 2016.
The brickwork and stonework to be used in the construction of the external surfaces of the works to the dwelling hereby permitted shall match in type, colour, texture, size, coursing, jointing and pointing to those used in the existing building. Reason - To ensure that the new materials are in keeping with the surroundings and represent quality design in accordance with policy SWDP 6, SWDP21, SWDP23 and SWDP24 of the South Worcestershire Development Plan.
The development hereby permitted shall not be occupied at any time other than for purposes ancillary to the residential use of the dwelling known as Stonehouse. The development shall not be used as an independent self contained dwelling separate from the dwelling known as Stonehouse. Reason - To preserve the amenities of the locality in accord with Policy SWDP21 of the South Worcestershire Development Plan and As a separate dwelling house in this location would not represent sustainable development and be contrary to the development location strategy set out in policy SWDP2 of the South Worcestershire Development Plan.
The applicant must be aware of their obligations towards the public right of way as follows: No disturbance of, or change to, the surface of the path or part thereof should be carried out without written consent (this includes laying concrete, tarmac or similar) No diminution in the width of the right of way available for use by the public. Building materials must not be stored on the right of way. Vehicle movements and parking to be arranged so as not to unreasonably interfere with the public's use of the right of way. No additional barriers are placed across the right of way. No stile, gate, fence or other structure should be created on, or across, a public right of way without written consent of the Highway Authority. The safety of the public using the right of way is to be ensured at all times.
The development hereby permitted shall be carried out in strict accordance with the recommendations set out in the Preliminary Ecological Appraisal v1.3 report carried out by Stewart Rampling BSc (Hons) MCIEEM dated 12/05/25 and submitted with this application. In particular: - 6. BIODIVERSITY MEASURES Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP22 of the South Worcestershire Development Plan.
Positive and Proactive Statement. No problems have arisen in dealing with this application. The planning application sought an acceptable form of development consistent with the requirements of relevant policies and material considerations. No amendments or alterations were therefore required and no further positive or proactive action was deemed necessary.
The external framing and surfaces of the PV panels hereby permitted shall be black in colour and retained in that condition thereafter. Reason. To protect conserve and enhance the significance of heritage assets and to ensure that the new materials are in keeping with the surroundings and represent quality design in accordance with policies SWDP6, SWDP21 & SWDP24 of the South Worcestershire Development Plan.
Only external lighting in accordance with approved details (24.10.008 - PL007 E Proposed Site Plan and the Preliminary Ecological Appraisal v1.3) shall be provided on the application site. Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any Order revoking or re-enacting that Order with or without modification) there shall be no other external lighting provided on the application site. Reason - To ensure the proposed development does not have an adverse effect on the character and appearance of the area and to ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP21, SWDP 25 and SWDP22 of the South Worcestershire Development Plan.
