| Prior to the commencement of development relating to the commercial and residential re-use of the building hereby approved, details of the following shall be submitted to and approved in writing by the local planning authority:- a) A timber frame survey detailing repairs required (including any treatment needed to prevent dry rot and death watch beetle) and methodology for each repair. b) A full schedule of works to encompass, re-wiring, re-plumbing, works for fire precautions, reduction, removal of lime plaster on walls or ceilings and the mix for the like for like replacement of the same, lifting and replacement of wooden floorboards and their repair and the material proposed to be used if repair is not possible, roof repairs and type of tiles, any cleaning of the timber frame or historic brickwork (method to be included) and any other proposed works. c) Detailed 1:50 building regulations drawings in relation to the historic sections of the building. d) Details and samples of all new exterior materials for the historic sections of the buildings The development shall be carried out using the materials as approved. Reason - To protect, conserve and enhance the significance of heritage assets and to ensure that the new materials are in keeping with the surroundings and/or represent quality design in accordance with policies SWDP 6, SWDP21 and SWDP24 of the South Worcestershire Development Plan and the aims and objectives of the National Planning Policy Framework. |
| Prior to their installation as part of the development hereby approved, details of the following shall be submitted to and approved in writing by the local planning authority:- - joinery details both internally and externally relating to the historic sections of the site and external joinery details relating to the new build dwellings, along with architectural details of the proposed external finishes, heads, sills, glazing bars, position in wall reveal and any surrounding dressings (elevational drawings at a minimum scale of 1:20 and vertical sectional drawings at minimum scale of 1:2); - detailed drawings at a scale of 1:10 of the first-floor walkway and railings; - detailed drawings of external vents and extracts including information on specification and colour; - detailed drawings of eaves and verges at a scale of 1:10; - detailed drawings (at a scale of not less than 1:10) of the dormer windows showing design, all external finishes, sections through glazing bars and method of opening; - details of the approved rooflights, including drawings showing design, materials and profile; - details of external doors including information on colour and finish. - detailed drawings at a scale of 1:10 of new front gates including information on colour and finish. | Buildings are frequently used as roosting sites by bats. Bats and their 'roost' sites are protected under the 1981 Wildlife and Countryside Act and the Habitat Regulations 1994, the latter of which deems them a European Protected Species. It is a criminal offence to recklessly disturb or destroy a bat 'roost'. The applicant is advised to take professional advice on the matter since it is possible that a protected species licence might be necessary to undertake these works. Further information about species licensing and legislation can be obtained from the Species Licensing Service on 0117 372 8000. If evidence of bats is found during works, work should stop immediately and Natural England must be contacted on 01453 764450 for advice on the best way to proceed. Where any removal of roof materials (including hanging tiles) is required for refurbishment, at least one single emergence survey should be carried out by competent ecologists under optimal conditions during the period 1st May through 31st August. |
