| The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| Unless where required or allowed by other conditions attached to this permission/consent, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans/drawings/documents – MAB 2 MAB 3 Block Plan Location Plan Reason: To define the permission in accordance with Policy SWDP1 and SWDP2 of the South Worcestershire Development Plan and the National Planning Policy Framework. |
| The development hereby permitted and as shown on the approved plans listed under Condition 2 of this Decision Notice shall be used for holiday accommodation only and for no other purpose including any other purpose within Class C of the Schedule of the Town and Country Planning (Use Classes) Order 1987, or in any provision equivalent to that Class in any statutory instrument revoking and re-enacting that Order with or without modification. Reason: Having regard to Policy SWDP1, SWDP2, SWDP6, SWDP21, SWDP24 and SWDP25 of the South Worcestershire Development Plan and the relevant aims and objectives of the National Planning Policy Framework the local planning authority are not prepared to allow the introduction of permanent unrestricted residential development on the basis of how the application has been submitted and assessed, having regard to the settlement pattern and character and appearance of the conservation area hereabouts. |
| No person or group of persons shall occupy the holiday accommodation hereby permitted for more than 28 days consecutive days at a time and no same person or group of persons shall occupy the accommodation for more than 156 days in any one calendar year. The owners/operators of the site shall maintain an up-to-date register of the names of all occupiers of the accommodation and of their main home address (i.e. place of residence) and shall make this information available at all reasonable times to the Local Planning Authority. Reason: To ensure that the development hereby permitted is used for the specific use applied for, to prevent unrestricted residential development, in the interests of highway safety and the amenity of the location and general environment, and in the interests of ensuring a sustainable pattern of development, in accordance with polices of the South Worcestershire Development Plan policies SWDP1, SWDP2, SWDP4, SWDP6, SWDP21, SWDP24, SWDP34, and SWDP35, and the relevant objectives and principles of the National Planning Policy Framework. |
| Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDP29 of the South Worcestershire Development Plan 2016. |
| The Development hereby approved shall not be occupied until an area has been laid out within the curtilage of the dwelling for the parking of 2 cars at a gradient not exceeding 1 in 8. This area shall thereafter be retained for the purpose of parking a vehicle only. REASON: In the interests of highway safety and to ensure the free flow of traffic using the adjoining highway in line with SWDP4 & SWDP21 and the relevant aims and objectives of the National Planning Policy Framework. |
| The Development hereby permitted shall not be first occupied until sheltered and secure cycle parking to comply with the Council’s adopted highway design guide has been provided and thereafter shall be kept available for the parking of bicycles only. REASON: To comply with the Council’s parking standards in line with SWDP4 & SWDP21and the relevant aims and objectives of the National Planning Policy Framework. |
| Positive and Proactive Statement. No problems have arisen in dealing with this application. The planning application sought an acceptable form of development consistent with the requirements of relevant policies and material considerations. No amendments or alterations were therefore required and no further positive or proactive action was deemed necessary. |
