| Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter.
Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDP29 of the South Worcestershire Development Plan 2016 and relevant aims and objectives of the National Planning Policy Framework. |
| The development shall not be occupied until the archaeological site investigation and post investigation assessment has been completed in accordance with the programme set out in the Written Scheme of Investigation approved under condition (A) of condition 4 of planning approval 23/00525/FUL, and the provision made for analysis, publication and dissemination of results and archive deposition has been secured.
Reason: In accordance with the requirements of paragraphs 194 and 205 of the National Planning Policy Framework 2012 (as amended) and SWDP 6 & 24 of the South Worcestershire Development Plan 2016 and relevant aims and objectives of the National Planning Policy Framework.

| The development hereby permitted shall be carried out in strict accordance with the recommendations set out in the Preliminary Ecological Appraisal with daytime bat assessment, newt habitat suitability index and public records search by Betts Ecology and Estates, Dated February 2023 and the Habitat Enhancement Plan by Betts Ecology and Estates dated November 2023 both submitted in respect of approval 23/00525/FUL.
Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP22 of the South Worcestershire Development Plan and relevant aims and objectives of the National Planning Policy Framework.

| The development hereby permitted shall not be brought into use until the access, turning area and parking facilities have been properly laid out in accordance with the approved plans. These areas shall thereafter be retained and kept available for those uses at all times.
Reason - In the interests of highway safety and to ensure the free flow of traffic using the adjoining highway in accordance with SWDP4 & SWDP21 and relevant aims and objectives of the National Planning Policy Framework. |
| All planting and seeding/turfing comprised in the submitted landscape scheme, hereby approved, shall be carried out in the first planting season following the first occupation/use of the development OR in accordance with the submitted implementation programme.
All planting shall be watered as necessary and competitive weed growth controlled to ensure successful establishment.
Any trees or plants that die, or are removed; or become seriously damaged or diseased within a period of five years from the completion of the planting, shall be replaced in the next planting season with others of similar size and species.
Reason: To ensure the proposed development does not have an adverse effect on the character and appearance of the area in accordance with policies SWDP21 and SWDP25 of South Worcestershire Development Plan 2016 and relevant aims and objectives of the National Planning Policy Framework. |
| Prior to the first use/occupation of the development hereby permitted, the details set out in the Energy Strategy submitted with approval 23/00525/FUL shall be fully implemented and remain thereafter.
Reason - To ensure the development supports the delivery of low carbon/renewable energy and safeguards natural resources in accordance with policy SWDP27 of the South Worcestershire Development Plan and relevant aims and objectives of the National Planning Policy Framework.

| Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (as amended) (or any order revoking, re-enacting, substituting, amending, extending, consolidating, replacing or modifying that Order), no additions, extensions or external alterations, building or enclosure, swimming or other pool required for a purpose incidental to the enjoyment of the dwelling house [other than those expressly authorised by this permission] shall be constructed/carried out on the application site following the completion/first use of the development hereby permitted.
Reason: In order to prevent additional future development from having a detrimental impact on the rural character of the site and wider landscape, having regard to policies SWDP21 and SWDP25 of the South Worcestershire Development Plan and relevant aims and objectives of the National Planning Policy Framework.

| This permission does not authorise the applicant to carry out works within the publicly maintained highway since such works can only be carried out by the County Council’s Approved Contractor, Ringway Infrastructure Service who can be contacted by email worcestershirevehicle.crossing@ringway.co.uk. The applicant is solely responsible for all costs associated with construction of the access. |
| The applicants attention is drawn to the existence of an agreement made under Section 106 of the Town and Country Planning Act 1990 (as amended) as part of approval 23/00525/FUL and the restrictions imposed therein. |
