Condition Details / Information Notes
Unless where required or allowed by other conditions attached to this permission/consent, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans/drawings/documents – Drg. Land adj. Eden Cottage - Site Location Plan - Scale 1:2500 @A4 Drg. Land adj. Eden Cottage - Proposed Block Plan - Scale 1:1000 @A4 Drg. Field Shelter / Stable Floor Plans and Elevations - Scale 1:100 @A4 Reason: To define the permission in accordance with Policy SWDP1 and SWDP2 of the South Worcestershire Development Plan and the National Planning Policy Framework.
Within six months of the date of this decision, a bat roosting feature and / or bird nesting box shall be installed in a suitable location within the application site. The bat roosting feature / bird nesting box shall be retained in perpetuity, or until a time when the land is no longer required for the development hereby approved and is returned to its' former use. Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP22 of the South Worcestershire Development Plan.
The development and land use hereby approved shall only be used privately and shall not be used for any business or commercial enterprise whatsoever. Reason: To ensure the proposed development does not have an adverse effect on the character and appearance of the area or upon neighbouring residential amenity in accordance with policies SWDP1, SWDP21 and SWDP25 of South Worcestershire Development Plan and the relevant aims and objectives of the National Planning Policy Framework.
The development hereby approved and land edged red and blue on the plans as listed under Condition 1 of this Decision Notice shall not be sold, let, or sublet separately from each other Reason – In the interests of sustainable development, to avoid piecemeal and unrelated development in the countryside and to comply with Policies SWDP1, SWDP2, SWDP4, and SWDP25 and the relevant aims and objectives of the National Planning Policy Framework
Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDP29 of the South Worcestershire Development Plan 2016.
Positive and Proactive Statement. No problems have arisen in dealing with this application. The planning application sought an acceptable form of development consistent with the requirements of relevant policies and material considerations. No amendments or alterations were therefore required and no further positive or proactive action was deemed necessary.
