| The development hereby permitted must be commenced not later than the expiration of three years from the date of the original permission W/22/02615/FUL granted on Appeal on the 30th April 2024.
Reason: To conform with the requirements of Sections 73 and 91 of the Town and Country Planning Act 1990 (as amended). |
| The development hereby permitted shall be carried out in accordance with the following approved plans: drawing numbers 01C – site location plan, 07D – proposed site plan and 08C proposed elevations and floorplan.
Reason: To define the permission in accordance with Policy SWDP1 and SWDP2 of the South Worcestershire Development Plan and the National Planning Policy Framework. |
| Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement (contained within the Planning Statement) shall be fully implemented and remain thereafter.
Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDP29 of the South Worcestershire Development Plan 2016 and the relevant aims and objectives of the National Planning Policy Framework. |
| Before the first use/occupation of the development hereby permitted a scheme of landscaping shall be submitted to and approved in writing by the Local Planning Authority. The landscaping scheme shall include:- (i) a plan(s) showing the layout of proposed tree, hedge and shrub planting and grass areas. (ii) a schedule of proposed planting - indicating species, sizes at time of planting and numbers/densities of plants. All planting and seeding/turfing shall be carried out in accordance with the approved details in the first planting season following the completion or first occupation/use of the development, whichever is the sooner.
Reason - To ensure the proposed development does not have an adverse effect on the character and appearance of the area in accordance with policies SWDP21 and SWDP25 of South Worcestershire Development Plan and the relevant aims and objectives of the National Planning Policy Framework. |
| Prior to development commencing, (including site clearance, demolition, materials delivery, vehicular movement and erection of site huts), temporary fencing for the protection of all retained trees/hedges on site, and for trees outside the site whose Root Protection Areas fall within the site as shown on Hayward Smart Architects drawing number 07D hereby approved, shall be erected in accordance with BS 5837:2012 (Trees in Relation to Design, Demolition and Construction). Nothing should be stored or placed (including soil), nor shall any ground levels be altered, within the fenced area without the previous written consent of the Local Planning Authority. There shall be no burning of any material within 10 metres of the extent of the canopy of any retained tree/hedge.
Reason: To ensure the protection and retention of existing trees and hedgerows, which contribute to the character and visual amenity of the area, and to prevent unnecessary damage during construction activities, in accordance with Policy SWDP 22 (Biodiversity and Geodiversity) and SWDP 25 (Landscape Character) of the South Worcestershire Development Plan, and the guidance set out in BS 5837:2012 – Trees in Relation to Design, Demolition and Construction and the relevant aims and objectives of the National Planning Policy Framework.

| The development hereby permitted shall be carried out in strict accordance with the recommendations set out at Section 6 of the Preliminary Ecological Appraisal report carried out by Countryside Consultants Ltd dated 3 May 2022. Following the completion of the development, a letter from a licensed ecologist confirming the recommendations have been implemented in accordance with the PEA shall be submitted to the Local Planning Authority. The approved measures shall remain in place thereafter.
Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP22 of the South Worcestershire Development Plan and the relevant aims and objectives of the National Planning Policy Framework. |
| Prior to the first use/occupation of the development hereby permitted, the renewable energy facilities set out in the AddisonRees Planning Consultancy Ltd Energy Statement shall be incorporated within the development and retained thereafter in working order.
Reason: To ensure the proposed development includes sufficient renewable/low carbon energy generating facilities to comply with Policy 27 of the South Worcestershire Development Plan 2016 and the relevant aims and objectives of the National Planning Policy Framework. |
| Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (England) Order 2015, Schedule 2, Part 1, classes A-E (or any order revoking and re-enacting that Order with or without modification), no enlargement, improvement or other alteration to the dwellinghouse, addition or alteration to its roof, other roof alterations, porch or buildings incidental to the enjoyment of the dwelling house shall be constructed/carried out following the completion of the development hereby permitted.
Reason: To maintain satisfactory appearance to the development and in the interests of the amenity of adjoining land uses and character and appearance of the area, so to conform with Policies SWDP1, SWDP21 and SWDP24 of the South Worcestershire Development Plan and the relevant aims and objectives of the National Planning Policy Framework.
