| The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

| Positive and Proactive Statement. No problems have arisen in dealing with this application. The planning application sought an acceptable form of development consistent with the requirements of relevant policies and material considerations. No amendments or alterations were therefore required and no further positive or proactive action was deemed necessary. |
| Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDP29 of the South Worcestershire Development Plan 2016. |
| The development hereby permitted shall be carried out in strict accordance with the recommendations set out in the Bat Roost Asessment report carried out by Pure Ecology dated July 2025 and submitted with this application. In particular: - -Four bat boxes are to be erected on the south elevation and one on each of the east and west gables. as shown on the Proposed Elevation Drawings (1915-25B and 1915-26B) in Appendix 1 within the Bat Roost Assessment report. It is recommended that integrated bat boxes such as the Schwegler 1FR ‘bat tube’, or similar, that can be installed into the new walls of the house should be used as this type of artificial roost will benefit from the thermal mass of the building. -Six swift boxes are to be incorporated onto the main house. These should be placed as two groups of three boxes [to encourage colony nesting] and will be positioned on the north and east elevations [away from direct sunlight] as shown on the Proposed Elevation Drawings (1915-25B and 1915-26B) in Appendix 1 within the Bat Roost Assessment report. Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP22 of the South Worcestershire Development Plan. |
