| The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

| Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement and Flood Risk Assessment shall be fully implemented and remain thereafter. Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDP28 and SWDP29 of the South Worcestershire Development Plan 2016. |
| The development hereby permitted shall not be occupied at any time other than for purposes ancillary to the residential use of the dwelling known as Mill House. The development shall not be used as an independent self contained dwelling separate from the dwelling known as Mill House. Reason - To preserve the amenities of the locality in accord with Policy SWDP21 of the South Worcestershire Development Plan. And as a separate dwelling house in this location would not represent sustainable development and be contrary to the development location strategy set out in policy SWDP2 of the South Worcestershire Development Plan. |
| A bat box shall be installed within the land ownership of the site (e.g. Ibstock enclosed bat box, Habibat bat box, Schwegler Wall-mounted Bat Shelter 2FE, Schwegler 2F Bat Box). The box should be installed at least 4m above ground-level, and not placed above windows. The roosting feature shall be installed before the first use of any part of the development. Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP22 of the South Worcestershire Development Plan |

| Prior to its/their installation as part of the development hereby approved, details of the following shall be submitted to and approved in writing by the local planning authority:- - external joinery details along with architectural details of the proposed windows and doors (elevational drawings at a minimum scale of 1:20 and vertical sectional drawings at minimum scale of 1:2); - - details of the timber cladding including sample photographs, drawings showing design, materials and profile; - details of the roof tiles and flat roofing material including sample photographs, drawings showing design, materials and profile; The development shall be carried out using the materials as approved.
