Condition Details / Information Notes
The works to which this Listed Building Consent relates must be commenced before the expiration of three years beginning with the date of this consent. Reason: To conform with the requirements of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
Unless where required or allowed by other conditions attached to this permission/consent, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans/drawings/documents – Floor Plan Existing and Proposed Floor Plan Heritage Statement Reason: To define the permission in accordance with Policy SWDP1 and SWDP2 of the South Worcestershire Development Plan and the National Planning Policy Framework.
No building operations hereby permitted shall commence until details of the materials to be used in the construction of the external surfaces of the Jasmine Cottage hereby permitted have been submitted to and approved in writing by the local planning authority. The details to be submitted shall include:- - A sample panel demonstrating the removal method for the concrete render. Reason: To protect, conserve and enhance the significance of heritage assets and to ensure that the new materials are in keeping with the surroundings and/or represent quality design in accordance with policies SWDP 6, SWDP21 and SWDP24 of the South Worcestershire Development Plan.
Prior to any building works being commenced, a precise specification of the proposed schedule of repairs shall be submitted to and approved in writing by the local planning authority. This shall include:- - Type, colour, texture, size, coursing, finish, jointing and pointing of brickwork/ stonework; - A precise specification of the proposed external render or plaster – including any decorative panels or patterns – and detailed specification of the mix, the number of coats and surface finish to be used; - Details of the timber frame repairs including joint details and relevant elevation drawings showing which timbers are to be repaired and the process being used. - External joinery details including proposed external finishes. The works hereby permitted shall be carried out in accordance with the approved details. Reason: To protect, conserve and enhance the significance of heritage assets and to ensure that the new materials are in keeping with the surroundings and/or represent quality design in accordance with policies SWDP 6, SWDP21 and SWDP24 of the South Worcestershire Development Plan.
Positive and Proactive Statement. No problems have arisen in dealing with this application. The planning application sought an acceptable form of development consistent with the requirements of relevant policies and material considerations. No amendments or alterations were therefore required and no further positive or proactive action was deemed necessary.
