| The development hereby permitted shall be begun before the expiration of three years from the date of this permission.

| Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter.
Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDP29 of the South Worcestershire Development Plan 2016. |
| Positive and Proactive Statement. In dealing with this application, the Council has worked with the applicant in the following ways: - seeking further information following receipt of the application;
- seeking amendments to the proposed development following receipt of the application;
* - considering the imposition of conditions and or the completion of a s.106 legal agreement*.
In such ways the Council has demonstrated a positive and proactive manner in seeking solutions to problems arising in relation to the planning application. |
| A bat box shall be installed within the land ownership of the site (e.g. Ibstock enclosed bat box, Habibat bat box, Schwegler Wall-mounted Bat Shelter 2FE, Schwegler 2F Bat Box). The box should be installed at least 4m above ground-level, and not placed above windows. The roosting feature shall be installed before the first use of any part of the development.
Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP22 of the South Worcestershire Development Plan

| Prior to any above ground works hereby permitted, details of the materials to be used in the construction of the external surfaces of the development shall be submitted to and approved in writing by the local planning authority. The details to be submitted shall include:-
- type, colour, texture, size, coursing, finish, jointing and pointing of brickwork and render;
including photographs of a sample panel of the brickwork on site, type of pointing and the mortar to be used with the panel kept on site for reference during construction;
- type, colour, texture, size of roofing material; including photographs of a sample on site
- type, colour, texture, size of oak framing and external joinery details along with architectural details of the proposed external finishes, heads, sills, position in wall (elevational drawings at a minimum scale of 1:20 and vertical sectional drawings at minimum scale of 1:2);
- Specification of solar panels
The development shall be carried out using the materials as approved.
Reason: To protect, conserve and enhance the significance of heritage assets and to ensure that the new materials are in keeping with the surroundings and represent quality design in accordance with policies SWDP 6, SWDP21 and SWDP24 of the South Worcestershire Development Plan. |
| No development shall take place until an Ecological Mitigation and Enhancement Scheme (EMES) has been drawn up by a suitably qualified ecologist, submitted to an approved in writing by the Local Planning Authority. The scheme shall incorporate the following information on mitigation and enhancements for protected species:
- Works conducted in avoidance of the breeding and nesting season for birds (February to August, inclusive);
- If this is not possible, a pre-commencement site inspection of the nesting features of the building conducted by a suitably qualified ecologist;
- The safe removal of any currently existing bird nesting features to be impacted by the proposed works;
- The addition of either a new (but not replacement) bat or bird box as part of the application, including the proposed model, specifications and set location.
Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP22 of the South Worcestershire Development Plan. |
