| The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| Unless where required or allowed by other conditions attached to this permission the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans:- 25/2101/L, 25/2101/102, 25/2101/103, Reason: To define the permission in accordance with Policy SWDP1 and SWDP2 of the South Worcestershire Development Plan and the National Planning Policy Framework. |
| The development hereby permitted shall be carried out in accordance with the recommendations set out in the Ecological Survey report carried out by Chelmarsh RG dated 16 April 2025 and submitted with this application. In particular:- - All the existing roof tiles and coverings that need to be removed or replaced as part of the development, hereby approved, shall be carefully checked and removed by hand under the supervision of an appropriately experienced and licensed ecologist. In addition to the above the development shall be carried out in strict accordance with the following;- - A suitably experienced and licensed ecologist shall remain on call during the works and in the event of any roosting bats being found works must stop immediately and the ecologist contacted to liaise with Natural England as required to advise on any licencing requirements to allow lawful completion of the works. Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP22 of the South Worcestershire Development Plan and the relevant aims and objectives of the National Planning Policy Framework. |
| The applicant is made aware that notwithstanding the detail on the approved plans, this permission only allows the development as submitted and approved for replacement doors and windows and installation of rooflights. This permission does not allow a material change of use of the building to occur to create additional commercial/retail units, without the express granting of planning permission beforehand. Therefore, the granting of this planning permission does not permit the applicant to proceed and materially change the use of the existing building to additional units without prior submission of a planning application and subsequent approval granted by the Local Planning Authority. The Council reserve the right to take enforcement action if it is found that any works commence without the express granting of planning permission. |
| Positive and Proactive Statement. No problems have arisen in dealing with this application. The planning application sought an acceptable form of development consistent with the requirements of relevant policies and material considerations. No amendments or alterations were therefore required and no further positive or proactive action was deemed necessary. |
