Condition Details / Information Notes
The development hereby permitted must be commenced not later than the expiration of three years from the date of the original permission for application ref. W/24/02472/LB on the 29th of January 2025 . Reason: To conform with the requirements of Sections 73 and 91 of the Town and Country Planning Act 1990 (as amended).
Unless where required or allowed by other conditions attached to this permission/consent, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans/drawings/documents – 3745 E - (1:50) B619EW/EM/LKJ – Location Plan (1:1250) B619EW/EM/LKJ – Existing Block Plan (1:500) B619EW/EM/LKJ – Proposed Block Plan (1:500) 3745 C – Proposed Elevations and Plans ( 1:50 1:100 on A1 paper) Details as approved under conditions discharge application W/25/00801/CCO (Email dated 7th April 2025, setting out details of materials: Sample Photos of brick work, dated 01 April 2025, Rooftiles: Redland Rosemary Plain Clay Roofing Tiles Red (650180)) Reason: To define the permission in accordance with Policy SWDP1 and SWDP2 of the South Worcestershire Development Plan and the National Planning Policy Framework.
Positive and Proactive Statement. No problems have arisen in dealing with this application. The planning application sought an acceptable form of development consistent with the requirements of relevant policies and material considerations. No amendments or alterations were therefore required and no further positive or proactive action was deemed necessary.
Prior to any above ground works, details of the materials to be used in the construction of the external surfaces of the development hereby permitted shall be submitted to and approved in writing by the local planning authority. The details to be submitted shall include:- -type, colour, texture, size and design of timber framing; -full size details, sections and elevations (at a scale between 1:1 and 1:20 as appropriate) of each joinery item Reason: To protect, conserve and enhance the significance of heritage assets and to ensure that the new materials are in keeping with the surroundings and represent quality design in accordance with policies SWDP 6, SWDP21 and SWDP24 of the South Worcestershire Development Plan.
Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDP29 of the South Worcestershire Development Plan 2016.
A bat box shall be installed within the land ownership of the site (e.g. Ibstock enclosed bat box, Habibat bat box, Schwegler Wall-mounted Bat Shelter 2FE, Schwegler 2F Bat Box). The box should be installed at least 4m above ground-level, and not placed above windows. The roosting feature shall be installed before the first use of any part of the development. Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP22 of the South Worcestershire Development Plan
