| All planting and seeding/turfing comprised in the submitted landscape scheme as outlined on drg nos 2051-20-04 revC, 2051-20-05 revE hereby approved (or an alternative landscape scheme which is otherwise submitted to and approved in writing by the Local Planning Authority), shall be carried out in the first planting season following the completion of the construction works associated with units 3 & 4. All planting shall be watered as necessary and competitive weed growth controlled to ensure successful establishment. Any trees or plants that die, or are removed; or become seriously damaged or diseased within a period of five years from the completion of the planting, shall be replaced in the next planting season with others of similar size and species. Reason: To ensure the proposed development does not have an adverse effect on the character and appearance of the area in accordance with policies SWDP21 and SWDP25 of South Worcestershire Development Plan 2016 and the relevant aims and objectives of the National Planning Policy Framework. |
| The use of units 1 & 2 hereby permitted shall cease within three months of the date of failure to meet any one of the requirements set out in (a) to (d) below:- (a) Within three months of the date of this decision, the service roadway, parking and turning facilities have been provided as shown on drawing 6685 - 023 E Proposed Site Plan and cycle storage details submitted by email dated 10 November 2021, or (b) A revised scheme for the service roadway, parking and turning facilities shall be submitted for the written approval of the Local Planning Authority and the scheme shall include a timetable for its implementation. (c) If within one month of the date of submission of the scheme required by (b) above, the Local Planning Authority refuses to approve the scheme or fails to give a decision within the prescribed period, an appeal shall have been made to, and accepted as validly made by, the Secretary of State. (d) If an appeal is made in pursuance of (c) above, that appeal shall have been finally determined and the submitted scheme shall have been approved by the Secretary of State, including a timetable for its implementation. Thereafter, the approved scheme shall be carried out and completed in accordance with the approved timetable. | Prior to any HGV/forklift truck activity taking place in the service areas of Units 2, 3 and 4 during the period 2100-0500hrs a 2m high acoustic barrier of approved specification must be installed to the north/north east part of the wider site boundary (Acoustic Barrier Location #1 (Indicative) as shown in Figure 2 – Proposed Reserved Matters Scheme, of the Hepworth Accounts Noise Impact Assessment (P21-429-R01v2 November 2021)) must be installed. Prior to any HGV/forklift truck activity taking place in the service area of Unit 1 between the period 2300-0500hrs then a 2m high acoustic barrier of approved specification must be installed to the along with southern part of the east side boundary (Acoustic Barrier Location #2 (Indicative) as shown in Figure 2 – Proposed Reserved Matters Scheme, of the Hepworth Accounts Noise Impact Assessment (P21-429-R01v2 November 2021)). Specific details of the design and siting of the acoustic barriers shall be submitted to and approved by the Local Planning Authority prior to HGV/forklift truck activity taking place at the unit or units to which they pertain, during the applicable time period. The acoustic barriers shall be installed in accordance with the approved details and shall be retained in situ for the duration of the activity during the applicable time period. Reason: In order to avoid any significant adverse impacts in accordance with SWDP31 of the South Worcestershire Development Plan and the relevant aims and objectives of the National Planning Policy Framework and the relevant aims and objectives of the National Planning Policy Framework. |
| Units 3 and 4 hereby approved shall not be occupied until the service roadway, parking (including electric vehicle charging points) and turning facilities have been provided as shown on drawing 6685 - 023 E Proposed Site Plan and cycle storage details submitted by email dated 10 November 2021, insofar as the plan relates to the land associated with those two unit. Reason: To ensure conformity with submitted details and to protect highway safety, in accordance with SWDP21 of the South Worcestershire Development Plan and the relevant aims and objectives of the National Planning Policy Framework |
| Prior to the first occupation of units 3 and 4 hereby approved, secure parking for cycles to comply with the Council’s standards shall be provided within the curtilage of each unit and these facilities shall thereafter be retained for the parking of cycles only. Reason: To comply with the Council’s parking standards in accordance with SWDP21 of the South Worcestershire Development Plan and the relevant aims and objectives of the National Planning Policy Framework. |
| All on-site forklift trucks operating on site at night (during 2300-0700hrs) shall be fitted with white noise reversing indicators. There should be no night-time use of horns. Reason: In order to avoid any significant adverse impacts in accordance with SWDP31 of the South Worcestershire Development Plan and the relevant aims and objectives of the National Planning Policy Framework. |
