Condition Details / Information Notes
The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
Positive and Proactive Statement. No problems have arisen in dealing with this application. The planning application sought an acceptable form of development consistent with the requirements of relevant policies and material considerations. No amendments or alterations were therefore required and no further positive or proactive action was deemed necessary.
Unless where required or allowed by other conditions attached to this permission/consent, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans/drawings/documents – 01 V3 – Site Location Plan 02 V2 – Existing Block Plan 03 V3 - Proposed Block Plan 04 V3 – Existing Roof Plan 05 V3 – Existing Plans 06 V3 – Proposed Roof Plan 07 V3 - Proposed Plans 08 V3 – Existing Elevations 09 V3 – Proposed Elevations Reason: To define the permission in accordance with Policy SWDP1 and SWDP2 of the South Worcestershire Development Plan and the National Planning Policy Framework.
The development hereby permitted shall not be occupied/first used until full details of all surface water drainage systems to serve the development have been submitted to and approved in writing by the Local Planning Authority. The approved drainage works shall be implemented in accordance with the approved details before the first occupation/use of the development hereby permitted and shall be retained thereafter. Reason: To ensure development does not exacerbate flood risk and deals with surface water run-off from the site in a sustainable manner, in accordance with policies SWDP28, SWDP29 and SWDP 30 of the South Worcestershire Development Plan.
The development hereby permitted shall be carried out in strict accordance with the recommendations set out in the Bat Survey report carried out by Sharpe Ecology dated September 2025 and submitted with this application. In particular: - -The long-term retention of the bat box on the nature cedar and the provision of three additional modified ridge tiles (a second on the two-storey extension ridge, with access point on west side, and two on new garage ridge, one with access point on south side and one with access point on north side, and with Type 1F bitumastic felt only used immediately beneath the modified ridge tile, to ensure bats cannot come into contact with any breathable roof membrane). - 2x swift next boxes (integrated or wallmounted) to be included within the north gable of the new two-storey extension, located as high up as possible. Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP22 of the South Worcestershire Development Plan.
