Condition Details / Information Notes
Unless where required or allowed by other conditions attached to this permission the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans: 4353LP-03 FINAL, 4353BP-02 rev 01, 4353G-02 FINAL. Reason: To define the permission in accordance with Policy SWDP1 and SWDP2 of the South Worcestershire Development Plan and the National Planning Policy Framework.
The development hereby permitted shall not be occupied at any time other than for purposes ancillary to the residential use of the dwelling known as Owl Barn. Reason: To preserve the amenities of the locality in accord with Policy SWDP 21 of the South Worcestershire Development Plan and as a separate dwelling house in this location would not represent sustainable development and be contrary to the development location strategy set out in policy SWDP 2 of the South Worcestershire Development Plan, in accordance with the relevant aims and objectives of the National Planning Policy Framework.
Within the first planting season the boundary hedgerow shall be planted along the west and southern boundaries as specified on the approved plan 4353BP-02 rev01. The new hedgerow species should be native woody species and thereafter retained in that form and notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (as amended) (or any order revoking, re-enacting, substituting, amending, extending, consolidating, replacing or modifying that Order), no form of enclosure such as fences or walls shall be constructed around the land other than the fencing expressly authorised by this permission as specified on the approved plan drawing number 4353BP-02 rev01 following the change of use of land to garden hereby permitted. All planting shall be watered as necessary and competitive weed growth controlled to ensure successful establishment. If any part of the hedgerow, dies, is removed or become seriously damaged or diseased it shall be replaced in the next planting season with others of similar size and species. Reason: To ensure the proposed development does not have an adverse effect on the character and appearance of the area in accordance with Policies SWDP21 and SWDP25 of South Worcestershire Development Plan 2016 in accordance with the relevant aims and objectives of the National Planning Policy Framework.
Positive and Proactive Statement. No problems have arisen in dealing with this application. The planning application sought an acceptable form of development consistent with the requirements of relevant policies and material considerations. No amendments or alterations were therefore required and no further positive or proactive action was deemed necessary.
