Condition Details / Information Notes
The application site occupies an open countryside location outside any development boundary as defined on the Policies Map of the South Worcestershire Development Plan (SWDP). Policy SWDP 2 sets out the plan's development strategy and settlement hierarchy. In particular, SWDP 2C sets out that new development in the open countryside will be strictly controlled and limited to the defined policy exceptions. Policy SWDP 35 relates to visitor accommodation with Part B of the policy setting out the criteria against which proposals for visitor accommodation in the open countryside should be assessed. In failing to meet criteria ii-vi) of part B of Policy SWDP 35, including that it has not been successfully demonstrated that the existing building is truly redundant, the development represents unacceptable development in the open countryside at an unsustainable location with poor access to sustainable travel choices. On this basis, it is concluded that the proposal would amount to an unsustainable form of development contrary to Policies SWDP 2, SWDP 4 and SWDP 35 of the South Worcestershire Development Plan and the relevant aims and objectives of the National Planning Policy Framework
