| Prior to the first occupation of the dwelling hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter.
Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDP29 of the South Worcestershire Development Plan and the relevant aims and objectives of the National Planning Policy Framework. |
| The Development hereby approved shall not be occupied until the access arrangements, closure to the existing access and entrance, vehicle and cycle parking and turning area and EVC have been provided as shown on drawing 1246.P08 Revision B. These areas shall thereafter be retained and kept available for their respective approved uses at all times.
Reason: To ensure conformity with submitted details and in the interest of highway safety and sustainable development to accord with policy SWDP4 of the South Worcestershire Development Plan and the relevant aims and objectives of the National Planning Policy Framework. |
| The development hereby approved shall be carried out in strict accordance with the Construction Environment Management Plan approved under application W/22/02720/FUL on the 21st February 2024 entitled “Glenn Web Ltd ‘Construction Environmental Management Plan’”.
The approved statement shall be adhered to throughout the construction period.
Reason: To ensure the provision of adequate on-site facilities in the interests of highway safety in accordance with SWDP4 of the South Worcestershire Development Plan and the relevant aims and objectives of the National Planning Policy Framework.

| This permission does not authorise the applicant to carry out works within the publicly maintained highway since such works can only be carried out by the County Council’s Approved Contractor, Ringway Infrastructure Service who can be contacted by email worcestershirevehicle.crossing@ringway.co.uk. The applicant is solely responsible for all costs associated with construction of the access. |
| The development hereby approved shall be carried out in strict accordance with the material details approved under application W/22/02720/FUL on the 21st February 2024 which comprise the following:
- LA Righton Rural Planning Letter (specifying construction materials), dated 20 December 2023;
- R9 Window Specification/Brochure, received 22 December 2023;
The development shall be carried out using the materials as approved.
Reason - To ensure that the new materials are in keeping with the surroundings and represent quality design in accordance with policy SWDP21 of the South Worcestershire Development Plan and the relevant aims and objectives of the National Planning Policy Framework.

The development shall be carried out in strict accordance with the approved Energy Statement by Avonvale Solutions dated 12th January 2023 including as a minimum provision of air source heat pump, double glazing, wall/floor/roof insulation, solar panels, Lighting/Building control systems.
Reason - To ensure the development supports the delivery of low carbon/renewable energy and safeguards natural resources in accordance with policy SWDP27 of the South Worcestershire Development Plan and the relevant aims and objectives of the National Planning Policy Framework. |
| The development hereby approved shall be carried out in strict accordance with the Construction Environment Management Plan approved under application W/22/02720/FUL on the 21st February 2024 entitled “Glenn Web Ltd ‘Construction Environmental Management Plan’”.
The approved statement shall be adhered to throughout the construction period.
Reason: To protect existing and new occupiers of residential areas from the unreasonable effects of noise, vibration, light and dust nuisance, to avoid and mitigate for any potential impact on protected species, minimise the risk of accidents and ensure public rights of way are kept available where possible for the duration of the construction, in accordance with Policies SWDP4, 21 and 22 of the South Worcestershire Development Plan, and the relevant aims and objectives of the National Planning Policy Framework.

| The development hereby approved shall be carried out in strict accordance with the findings of the Bat Survey and Impact Assessment report, as approved under application W/22/02720/FUL on the 21st February 2024 entitled “Countryside Consultants Ltd ‘Bat Survey & Impact Assessment’ (ref: 1246.P06; 1246.P07 –
Rev.v1.2)”, dated 14 November 2023.
The development shall be implemented in strict accordance with the approved bat survey
Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP22 of the South Worcestershire Development Plan and the relevant aims and objectives of the National Planning Policy Framework.

| The development hereby approved shall be carried out in strict accordance with the landscaping details approved under application W/24/02527/CCO, which comprise the following:
- Drawing titled ‘Landscape Proposals’, Drg No. 1B
- Email from Lucy Righton, received 24 January 2025
All planting and seeding/turfing shall be carried out in accordance with the approved details in the first planting and seeding/turfing seasons following first occupation of the dwelling.
The planting shall be maintained in accordance with the approved schedule of maintenance. Any trees or plants which, within a period of five years from the completion of the planting, die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species.
Reason - To ensure the proposed development does not have an adverse effect on the character and appearance of the area in accordance with policies SWDP21 and SWDP25 of South Worcestershire Development Plan and the relevant aims and objectives of the National Planning Policy Framework and the relevant aims and objectives of the National Planning Policy Framework.
