Wychavon District Council, of The Civic Centre, Queen Elizabeth Drive, Pershore, Worcestershire WR10 1PT HEREBY CERTIFY that application reference W/25/01254/CLPU registered on 13th June 2025 for a Certificate of Lawfulness Proposed Use or Development is REFUSED in relation to the matter described in the First Schedule to this Notice in respect of the land specified in the Second Schedule to this Notice as the matter described in the First Schedule to this Notice would not be lawful as at the 13th June 2025 within the meaning of section 192 of the Town and Country Planning Act (as amended), for the following reason(s) :- The eaves height of the extension would exceed the eaves height of the existing dwellinghouse, conflicting with criterion A.1.(d). The proposed cubic content of the resulting roof space would exceed the cubic content of the original roof space by more than 50 cubic metres in the case of this detached dwelling, conflicting with criterion B.1 (d)(ii) and therefore A.1 (k)(iv) As such, the proposal fails to comply with Schedule 2, Part 1, Class A and B of the Town and Country Planning (General Permitted Development) Order 2015 (as amended). The development therefore requires planning permission.
