| The development hereby permitted shall be begun before the expiration of three years from the date of this permission.
Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| Unless where required or allowed by other conditions attached to this permission/consent, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans/drawings/documents –

| (A) No development shall take place until a programme of archaeological work, including a Written Scheme of Investigation, has been submitted to and approved by the local planning authority in writing. The scheme shall include an assessment of significance and research questions; and:
1) The programme and methodology of site investigation and recording.
2) The programme for post investigation assessment.
3) Provision to be made for analysis of the site investigation and recording.
4) Provision to be made for publication and dissemination of the analysis and records of the site investigation.
5) Provision to be made for archive deposition of the analysis and records of the site investigation.
6) Nomination of a competent person or persons/organisation to undertake the works set out within the Written Scheme of Investigation.
(B) The development shall not be occupied until the site investigation and post investigation assessment has been completed in accordance with the programme set out in the Written Scheme of Investigation approved under condition (A) and the provision made for analysis, publication and dissemination of results and archive deposition has been secured.
Reason: In accordance with the requirements of paragraphs 207 and 218 of the National Planning Policy Framework and Policies SWDPR09 and SWDPR33 of the South Worcestershire Development Plan Review.

| The development hereby permitted shall be carried out in strict accordance with the recommendations set out in the Preliminary Ecological Appraisal (PEA) prepared by Arbtech dated 27th May 2025 and submitted with this application. In particular:-
- Implementation of precautionary working methods during construction;
- Retention and protection of existing habitats and features identified for conservation;
- Implementation of ecological enhancement measures, including species-rich grassland enhancement and native planting;

Installation of biodiversity features as recommended within the report.
Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDPR29 of the South Worcestershire Development Plan Review 2026. |
| No development shall commence until a Biodiversity Net Gain (BNG) Management Plan has been submitted to and approved in writing by the Local Planning Authority. The plan shall include details of habitat creation, enhancement, management, monitoring and maintenance for a minimum period of 30 years. The development shall be carried out in accordance with the approved details.
Reason: To ensure the delivery of measurable biodiversity net gain in accordance with Policy SWDPR35 and the Environment Act 2021. |
| The development hereby permitted shall not be occupied/first used until full details of all foul and surface water drainage systems to serve the development, including a management and maintenance plan, have been submitted to and approved in writing by the Local Planning Authority. The approved drainage works shall be implemented in accordance with the approved details before the first occupation/use of the development hereby permitted and shall be retained thereafter.
Reason: To ensure the development would not result in an unacceptable risk of flooding or pollution, and to ensure that surface water is managed in a sustainable manner, in accordance with Policies SWDPR38, SWDPR39 and SWDPR40 of the South Worcestershire Development Plan Review. |
| The development shall be carried out in accordance with the submitted Arboricultural Impact Assessment and Arboricultural Method Statement, prepared by Arb Innovators Ltd dated February 2025.
Tree protection measures shall be installed prior to the commencement of development and retained for the duration of construction works.
Reason: To ensure the protection of retained trees in accordance with Policy SWDPR31 of the South Worcestershire Development Plan Review and the relevant aims and objectives of the National Planning Policy Framework. |
| The applicant must be aware of their obligations as follows:
No disturbance of, or change to, the surface of the path or part thereof should be carried out without written consent (this includes laying concrete, tarmac or similar).
No diminution in the width of the right of way available for use by the public.
Buildings materials must not be stored on the right of way,
Vehicle movements and parking to be arranged so as not to unreasonably interfere with the public's use of the right of way.
No additional barriers are placed across the right of way.
The safety of the public using the right of way is to be ensured at all times. The Definitive Map is a minimum record of public rights of way and does not preclude the possibility that unrecorded public rights may exist, nor that higher rights may exist than those shown. |
