Condition Details / Information Notes
The works to which this Listed Building Consent relates must be commenced before the expiration of three years beginning with the date of this consent. Reason: To conform with the requirements of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
Unless where required or allowed by other conditions attached to this permission/consent, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans/drawings/documents – Block Plan 09/2024/02h Rev A Location Plan 09/2024/02g Rev A Attic floor plan as existing 09/2024/02f Ground floor plan as proposed 09/2024/02b Rev A Elevations as proposed 09/2024/02a Rev D Joinery details 1 09/2024/02i Rev B Joinery details 2 09/2024/02j Rev A Ground floor plan as existing 09/2024/02e Mezzaine floor plan as proposed 09/2024/02c Rev C Elevations as existing 09/2024/02d Reason: To define the permission in accordance with Policy SWDP1 and SWDP2 of the South Worcestershire Development Plan and the National Planning Policy Framework.
No building operations hereby permitted shall commence until full details of the materials to be used in the construction of the external surfaces of the conversion hereby permitted have been submitted to and approved in writing by the local planning authority. The details to be submitted shall include: - the type, colour, finish of all materials, including windows and doors -Any proposed stain, paint or surface treatment Reason - To ensure that the new materials are in keeping with the surroundings and represent quality design and to protect, conserve and enhance the significance of heritage assets in accordance with policies SWDP 6, SWDP21 and SWDP24 of the South Worcestershire Development Plan (2016) and the relevant aims and objectives of the National Planning Policy Framework.
Prior to the commencement of any works affecting the roof, a detailed survey and assessment of the complete roof structure shall be submitted to and approved in writing by the Local Planning Authority. The survey shall include: - Identification and location of the roof structure, joists and other internal timbers -Photographic documentation throughout the roof void -Evidence of a Historic Environment Record search -An assessment of the age and significance of any historic timbers. The development shall thereafter be carried out in accordance with the approved details. Reason: To ensure the protection of the historic fabric of the listed building in accordance with Policies SWDP 6 and SWDP 24 of the South Worcestershire Development Plan (2016) and the relevant aims and objectives of the National Planning Policy Framework.
Prior to any alteration to the roof structure, a full schedule of proposed works shall be submitted to and approved in writing by the Local Planning Authority. The schedule shall include the identification of elements to be retained, altered or replaced, alongside an annotated plan clearly showing the location and extent of all works. The development shall thereafter be carried out strictly in accordance with the approved schedule. Reason: To ensure that the historic roof structure is appropriately conserved and that any works do not cause harm to the listed building, in accordance with Policies SWDP 6 and SWDP 24 of the South Worcestershire Development Plan (2016) and the relevant aims and objectives of the National Planning Policy Framework.
Prior to the commencement of development, full details of any insulation, ventilation and other adaptations required to convert the structure, together with details of all doors and windows to be replaced or inserted, alongside a cross section/ elevation shall be submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details. Reason: To ensure that the historic fabric and character of the building is appropriately conserved and that any alterations do not cause harm to the listed building, in accordance with Policies SWDP 6 and SWDP 24 of the South Worcestershire Development Plan (2016) and the relevant aims and objectives of the National Planning Policy Framework.
