| The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

| Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDP29 of the South Worcestershire Development Plan 2016. |
| External lighting shall be carried out in strict accordance with the details provided within the document titled Old Post Office Kidderminster R1 produced by JCC Lighting Design and document titled AREELEDWLD Reef CCT Directional Wall Light Black by Ansell lighting. Only external lighting in accordance with these approved details shall be provided on the application site. Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any Order revoking or re-enacting that Order with or without modification) there shall be no other external lighting provided on the application site. The external lighting hereby permitted shall not be operated on the premises outside the hours of 17:00 to 23:00 Sunday to Thursday, and 17:00 to 23:30 Friday to Saturday Reason - To ensure the proposed development does not have an adverse effect on the character and appearance of the area in accordance with policies SWDP1, SWDP21 and SWDP25 of South Worcestershire Development Plan and the relevant aims and objectives of the National Planning Policy Framework. |
| The Development hereby approved shall not be brought into use until the access, vehicle parking facilities and turning facilities have been provided as shown on Drawing FD25 002 02 Rev A. These areas shall thereafter be retained and kept available for their respective approved uses at all times. Reason: To ensure conformity with submitted details and in accordance with Policy SWDP4 and SWDP21 and the relevant aims and objectives of the National Planning Policy Framework. |

| The effect of paragraph 13 of Schedule 7A to the Town and Country Planning Act 1990 is that planning permission granted for the development of land in England is deemed to have been granted subject to the condition “(the biodiversity gain condition”) that development may not begin unless: (a) a Biodiversity Gain Plan has been submitted to the planning authority, and (b) the planning authority has approved the plan.
