Condition Details / Information Notes
The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
Unless where required or allowed by other conditions attached to this permission/consent, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans/drawings/documents: 25037-A(GA)P-001 – Rev C 25037-A(GA)P-007 - Rev D 25037-A(GA)P-003 – Rev C 25037-A(GA)P-009 – Rev C 25037-A(GA)P-005 – Rev C 25037-A(GA)P-006 – Rev C 25037-A(GA)P-004 – Rev C 25037-A(GA)P-002 – Rev C 25037-A(GA)P-008 – Rev C Reason: To define the permission in accordance with Policy SWDP1 and SWDP2 of the South Worcestershire Development Plan and the National Planning Policy Framework.
Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDP29 of the South Worcestershire Development Plan 2016.
The development hereby permitted shall be carried out in strict accordance with the recommendations set out in the Preliminary Roost Assessment & Bat Survey report carried out by Sharpe Ecology dated September 2025 and submitted with this application. In particular: 1) The implementation of precautionary working methods including: • No obstruction of roost access points or flight lines by scaffolding • A pre-commencement check by a licensed ecologist of the roosts and other potential roost features, using endoscope and thermal imaging camera, followed by commencement of works, with no timing constraints. • If any bat is encountered on site, it will be left in situ and works will cease until an appropriate course of action has been agreed in writing with the ecologist. 2) The provision of a suitable wall-mounted bat box Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP22 of the South Worcestershire Development Plan.
