| The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| Unless where required or allowed by other conditions attached to this permission/consent, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans/drawings/documents – Location Plan – Dwg No 24-43-00 Block Plan – Dwg No 24-43-11 Proposed Ground Floor Plan – Dwg No 24-43-11 Proposed First Floor Plan – Dwg No 24-43-12 Proposed Elevations (Sheet 1) – Dwg No 24-43-13 Proposed Elevations (Sheet 2) – Dwg No 24-43-14 Reason: To define the permission in accordance with Policy SWDP1 and SWDP2 of the South Worcestershire Development Plan and the National Planning Policy Framework. |
| A bat box shall be installed within the land ownership of the site (e.g. Ibstock enclosed bat box, Habibat bat box, Schwegler Wall-mounted Bat Shelter 2FE, Schwegler 2F Bat Box). The box should be installed at least 4m above ground-level, and not placed above windows. The roosting feature shall be installed before the first use of any part of the development. Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP22 of the South Worcestershire Development Plan. |
| Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDP29 of the South Worcestershire Development Plan 2016. |
| The development hereby permitted shall be carried out in strict accordance with the recommendations set out in the Protected Species Survey report carried out by Elizabeth McKay, Consultant Ecologiest dated June 2025 and submitted with this application. In particular: Ecological Protection 1. It is not recommended that any additional lighting is added to the property as a result of the proposals as bright lighting is disturbing to any foraging bats and nesting birds using the garden areas as well as other wildlife. 2. Any lighting which is added should be minimal with lux levels no more than lux level 1 and directional or strictly motion sensored. Ecological Enhancement 3. As small scale ecological enhancement is a requirement of any planning application, it is recommended that scatter native shrub planting is undertaken within the garden areas. Five shrubs are recommended. Recommended native species would be Hawthorn, Holly, Crab Apple, Field Maple and Hazel. - regular watering and weeding will be necessary to promote establishment and longevity. - This will benefit nesting birds, foraging bats and invertebrate species as well as other wildlife. 4 All other boundary trees and shrubs planting will be retained - these provide important flight lines and foraging opportunities for roosting bats as well as nesting birds. Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP22 of the South Worcestershire Development Plan. |
| All species of bats and their roosts (whether the bats are present or not) are protected from reckless killing, disturbance or destruction under both national and European legislation. Cracks, cavities and holes in trees and buildings can provide suitable places for bats to rest or hibernate; these should be carefully inspected prior to carrying out any works. If bats are discovered during work on trees or are suspected of being present, the relevant work should be halted and Natural England (formerly English Nature) notified and further advice sought (http://www.naturalengland.org.uk/).
