Condition Details / Information Notes
The proposed two-storey front extension, by virtue of its scale, siting and projection forward of the established building line, would form a visually incongruous and overly dominant addition to the existing terrace of industrial units. The development would disrupt the uniformity and functional character of the terrace and would appear as an unsympathetic and prominent feature within the wider industrial estate. As such, the proposal would fail to respond positively to the character and appearance of the site and its surroundings and would result in harm to the visual amenity of the area, contrary to Policy SWDP21 of the South Worcestershire Development Plan 2016 and the relevant aims and objectives of the National Planning Policy Framework.
The proposed extension would result in the loss of existing forecourt space currently used to provide 6 parking spaces and associated manoeuvring space serving Units 13 and 14, and would further constrain manoeuvring space available to the adjacent Units 12 and 15. The reduction in operational space would prejudice the safe and effective functioning of the units and would be likely to result in overspill parking and servicing activity within shared circulation areas of the industrial estate, to the detriment of highway safety and the efficient operation of adjoining units. The proposal would therefore compromise the effective use and operation of established employment land and fail to provide safe and suitable access arrangements for all users, contrary to Policies SWDP4 and SWDP21 of the South Worcestershire Development Plan 2016 and the relevant aims and objectives of the National Planning Policy Framework.
