Condition Details / Information Notes
The proposal involves an unjustified change of use resulting in the loss of rural employment land and buildings. This would conflict with Policy SWDP12 (and wider policy aims and objectives under Policies SWDP2 and SWDP8) of the South Worcestershire Development Plan (2016), which aims to safeguard rural employment opportunities. Furthermore, the proposal fails to align with the National Planning Policy Framework (NPPF), particularly Section 6, which emphasises supporting a prosperous rural economy.
The application fails to provide a required bat emergence survey, as outlined in the Preliminary Ecological Appraisal has accompanied the application, undertaken by Keystone Ecology (dated April 2025), despite evidence of bat presence on site. Without this information, the potential impact on protected species cannot be fully assessed. As a result, the proposal conflicts with Policy SWDP22 of the South Worcestershire Development Plan, the Wildlife and Countryside Act 1981, the Conservation of Habitats and Species Regulations 2017 and paragraph 187 of the National Planning Policy Framework.
