Specifically: • The detailed site investigation and risk assessment; • The approved remediation scheme; • The implementation of the remediation measures; and • The submission and approval of the validation report Shall be undertaken as approved and completed in full prior to the occupation of any part of the development, unless otherwise agreed in writing by the Local Planning Authority. In the event that previously unidentified contamination is found during the carrying out of the approved development, it must be reported in writing immediately to the Local Planning Authority. An investigation and risk assessment must be undertaken and, where necessary, a remediation scheme prepared and implemented. Following the completion of any measures identified in the approved remediation scheme a validation report must then be submitted for approval by the Local Planning Authority prior to the occupation of any part of the development affected by the contamination unless otherwise agreed in writing by the Local Planning Authority. Reason: In accordance with the requirements of paragraphs 207 and 218 of the National Planning Policy Framework (as amended) and Policies SWDP 6 and 24 of the South Worcestershire Development Plan and the relevant aims and objectives of the National Planning Policy Framework. |
| The development shall be carried out in full accordance with the details of the external materials previously approved by conditions letter dated 14.07.2022 under ref, 20/02517/FUL which included external materials schedule Lh468 Rev 1 and external works layout drawing DOC 004. Reason - To ensure that the new materials are in keeping with the surroundings and/or represent quality design in accordance with policy SWDP21 of the South Worcestershire Development Plan and to protect, conserve and enhance the significance of heritage assets and to ensure that the new materials are in keeping with the surroundings and/or represent quality design in accordance with policies SWDP 6, SWDP21 and SWDP24 of the South Worcestershire Development Plan and the relevant aims and objectives of the National Planning Policy Framework. |
| The development shall be carried out in full accordance with the landscaping scheme previously approved under ref, W/25/01077/CCO dated 04.06.2025 which included the cover letter dated 19.05 2025, ref, 71663, DWG Nos: 71663 - L(90)900 - Landscape GA and 71663 - L(90)904 - C05 - Planting Plan. All planting, seeding and turfing shall be carried out in the first planting season following the completion or first occupation or of the development, whichever is sooner, and shall be maintained thereafter in accordance with the approved maintenance schedule. Any trees or plants, within a period of five years from the completion of the planting, die, are removed, or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species unless otherwise agreed in writing by the Local Planning Authority. | The development shall be maintained in full accordance with the landscape maintenance schedule previously approved under ref, W/25/01077/CCO dated 04.06.25, which included the cover letter dated 19.05.25, ref, 71663, the Landscape Management & Maintenance Plan and Soft Landscape Specification dated April 2025, ref, 71663 by BM3. The landscape maintenance schedule shall be fully implemented and adhered to for the duration of the specified period unless otherwise agreed in writing by the Local Planning Authority. Reason - To ensure the proposed development does not have an adverse effect on the character and appearance of the area in accordance with policies SWDP21 and SWDP25 of South Worcestershire Development Plan and the relevant aims and objectives of the National Planning Policy Framework. |
| The construction of the development shall be carried out in full accordance with the Construction Environmental Management Plan (CEMP), Rev A and the CEMP Plan 1 and 2 previously approved under Ref: 20/02517/FUL dated 03.08.22. All measures identified in the approved plan shall be implemented in full and maintained throughout the construction period. Site operatives’ parking, material storage, and placement of facilities shall be confined to locations specified within the approved CEMP unless otherwise agreed in writing by the Local Planning Authority.
