| The works to which this Listed Building Consent relates must be commenced before the expiration of three years beginning with the date of this consent.

| Prior to their installation as part of the development hereby approved, details of the following shall be submitted to and approved in writing by the local planning authority:
• Elevation, cross section and section drawings (as appropriate) showing the existing timber frame and the extent of proposed repairs. These plans should be annotated and include accompany documentation to explain which timbers will be removed and replaced, which will be refaced, spliced etc. It should also show where new timbers will be inserted to support existing historic fabric. Where it is necessary to replace timbers justification including photos should be provided.
• Details of the proposed carpentry joints and fixings to be used.
• Details of the proposed replacement timber; type, drying method and time etc.
The development shall be carried out using the materials as approved.
Reason: To protect, conserve and enhance the significance of heritage assets and to ensure that the new materials are in keeping with the surroundings and/or represent quality design in accordance with policies SWDP 6, SWDP21 and SWDP24 of the South Worcestershire Development Plan. |
| The development hereby permitted shall be carried out in strict accordance with the recommendations set out in the Preliminary Roost Assessment and Bat Emergence and Re-entry Survey reports, carried out by arbtech dated May 2025 and August 2025 respectively, and submitted with this application. In particular:
- The adoption of a sensitive lighting strategy during the site preparation and construction phases;
- Reasonable Avoidance and Precautionary Working Measures for nesting birds;
- In the event that a bat or evidence of a bat or nesting bird is discovered, all works shall cease and a suitably qualified and licenced ecologist be engaged;
- The installation of at least two bat boxes upon completion of the development;
- The installation of at least two bird boxes upon completion of the development.
Details of the type and location of the chosen bat and bird boxes shall be submitted to and approved in writing by the local planning authority prior to the commencement of the development. The approved boxes shall be installed prior to the development hereby permitted first being occupied/used.
Reason – To ensure that the proposed development contributes to the conservation and enhancement of biodiversity within the site and for the wider area in accordance with paragraphs 187 and 193 of the National Planning Policy Framework (NPPF) and to ensure compliance with the Wildlife and Countryside Act 1981 (as amended) and the Conservation of Habitats and Species Regulations 2017 (as amended).

| Bats
Buildings, and particularly roofs and spaces underneath them, are frequently used as roosting sites by bats. Bats and their roost sites are protected under the Wildlife and Countryside Act 1981 (as amended) and the Conservation of Habitats and Species Regulations 2017 (as amended), latter of which deems them a European Protected Species. It is a criminal offence to damage or destroy a roost (even if bats are not occupying the roost at the time), to deliberately kill of injure a bat, disturb a bat in its roost, or intentionally or recklessly obstruct access to a bat roost. Planning consent for a development does not provide a defence against prosecution under these acts.
Any removal of roof and wall coverings, including roof tiles, slates, hanging tiles, timber boarding, timber window frames, soffit boxes and fascia boards shall be carried out carefully by hand. If bats, or any sign of bats such as accumulation of droppings are encountered at any stage of work, work must cease immediately, and advice sought from an appropriately licenced bat ecologist on how to proceed lawfully. All contractors working on site should be made aware of the advice and provided with the contact details of a relevant ecological consultant.
Birds
The applicant is reminded that, under the Wildlife and Countryside Act 1981, as amended (section 1), it is an offence to remove, damage or destroy the nest of any wild bird while that nest is in use or being built. Planning consent for a development does not provide a defence against prosecution under this act.

| Worcestershire Regulatory Services advise 'that consideration is given to the presence of asbestos containing materials (ACMs) in the existing building(s) and any ACMs removed during alterations should be disposed of appropriately such that the development site may not be considered contaminated land under Part 2A at a later date. Appropriate asbestos surveys prior to demolition/alterations and handling of ACMs during works should be undertaken by competent and qualified professionals with experience of surveying and handling ACMs. |
