Condition Details / Information Notes
The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
Unless where required or allowed by other conditions attached to this permission/consent, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans/drawings/documents – Site Location A-E10-001 A Proposed Block Plan A-P10-002 A Existing floor plans-farmhouse A-E11-001 A Existing floor plans- the granary A-E11-002 A Reason: To define the permission in accordance with Policy SWDP1 and SWDP2 of the South Worcestershire Development Plan and the National Planning Policy Framework.
The Development hereby approved shall not be first used or occupied until a passing place has been provided within the first 15 metres of the access driveway. The passing place shall be retained and maintained for the duration of the development. REASON: In the interests of highway safety and in accordance with Policy SWDP4 and SWDP21 of the South Worcestershire Development Plan (2016) and the relevant aims and objectives of the National Planning Policy Framework.
Prior to first use or occupation of the development hereby permitted a Qualitative Risk Assessment must been carried out, and a response from Health and Safety Executive Land Use Planning submitted to National Gas Transmission. The applicant should contact National Gas Transmission to arrange for the Qualitative Risk Assessment to be carried out, box.assetprotection@nationalgas.com quoting job ref: GW3_38601521. Once completed, the applicant must provide written confirmation from National Gas Transmission to the Local Planning Authority confirming that the holding objection has been withdrawn. Reason: The proposed development is classified as a sensitive location as outlined within IGEM/TD/1 Edition 6, falling within the 4x BPD zone set out in IGEM/TD/1 and should be in accordance with Policy SWDP7 of the South Worcestershire Development Plan (2016) and the relevant aims and objectives of the National Planning Policy Framework.
The use hereby approved shall be for the care of children within Planning Use Class C2 purposes only and for no other purposes within use Class C2 of the Town and Country Planning (Use Classes) Order 1987 (as amended). A maximum of 5 no. children shall reside within the site and development hereby approved at any one time. Reason: In the interests of sustainable development and to safeguard the amenities of nearby residential properties and the locality in accordance with Policy SWDP1, SWDP2, SWDP31 of the South Worcestershire Development Plan and the relevant aims and objectives of the National Planning Policy Framework.
Fire Service Vehicle access must comply with the requirements of ADB 2019 Vol. 2 B5, section 15 & Table 15.1 with regards the proposed floor area, height of the building and type of fire appliance. Access road to be in accordance with ADB 2019 Vol. 2 Table 15.2 with regards access widths and carrying capacity. Water for firefighting purposes should be provided in accordance with section 16 of ADB and National guidance document on the provision of water for fire - fighting' and BS 9990.
