Unless where required or allowed by other conditions attached to this permission/consent, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans/drawings/documents – Site Location Plan 0093 SUR 001 Rev A dated 06.03.2024 [Proposed Floor Plans] Plans Post Changes Being Made 0093 SUR 100 Rev B dated 18.03.2024; Elevations (post changes being made) 0093 SUR 200 Rev A dated 06.03.2024; Proposed Site Plan 0093 PA 001 dated 10.09.2025; Proposed Bike Store 0093 PA 1000 dated 09.09.2025. Reason: To define the permission and to ensure that the development meets the design quality and environmental requirements of the policy SWDP21 of the South Worcestershire Development Plan 2016 and the relevant aims and objectives of the National Planning Policy Framework.
The HMO hereby approved shall not be occupied by any more than 11 people at any one time. Reason: To protect the amenity of neighbouring residents and in the interests of highway safety having regard to policy SWDP21 of the South Worcestershire Development Plan 2016 and the relevant aims and objectives of the National Planning Policy Framework.
Unless the cycle storage as generally shown on Drawings 0093 PA 001 and 0093 PA 1000 has been provided within two months of the date of this decision, the occupation of the site shall cease until such time as the approved cycle storage is provided. The storage shall be retained and maintained thereafter be retained for the parking of cycles only throughout the lifespan of the development thereafter. Reason: To ensure that the proposed development is carried out as approved and to ensure that the development incorporates the required provision for the storage of bicycles, in accordance with policy SWDP4 and SWDP21 of the South Worcestershire Development Plan 2016 and the relevant aims and objectives of the National Planning Policy Framework.
Positive and Proactive Statement. No problems have arisen in dealing with this application. The planning application sought an acceptable form of development consistent with the requirements of relevant policies and material considerations. No amendments or alterations were therefore required and no further positive or proactive action was deemed necessary.
