Condition Details / Information Notes
The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
Positive and Proactive Statement. No problems have arisen in dealing with this application. The planning application sought an acceptable form of development consistent with the requirements of relevant policies and material considerations. No amendments or alterations were therefore required and no further positive or proactive action was deemed necessary.
Unless where required or allowed by other conditions attached to this permission/consent, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans/drawings/documents – DHA_003_PL_002 A – Proposed Plans & Elevations & Site Plan DHA_003_PL_001 - Existing Plans, Elevations & Site Location Reason: To define the permission in accordance with Policy SWDP1 and SWDP2 of the South Worcestershire Development Plan and the National Planning Policy Framework.
Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDP29 of the South Worcestershire Development Plan 2016.
The development hereby permitted shall be carried out in strict accordance with the recommendations set out in the bat survey report carried out by Emma Hands dated June 2025 and submitted with this application. In particular: 1. One wall-mounted / integrated bat box, suitable for brown long-eared bats (e.g. Integrated Eco Bat Box (Cavity), Vivara Pro Build-in Woodstone bat tube, 2FE Schwegler Wall-Mounted Bat Shelter or similar), will be installed on external walls of the new dwelling. 2. Two bat access tiles suitable for brown long-eared bats will be installed in the ridgeline of the roof structure of B1 to provide access to the ridge cavity. 3. A bat loft suitable for lesser horseshoe and brown long-eared bats will be created/retained in its existing position above the renovated garage (B2). 4. New landscape planting within the site will include a variety of plants, shrubs, and trees, as well as grassed areas. Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP22 of the South Worcestershire Development Plan.
