Condition Details / Information Notes
Unless where required or allowed by other conditions attached to this permission/consent, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans/drawings/documents – Buy A Plan 1:500 scale Block Plan; Existng Elevations, Floor Plan and Section; Proposed Elevations, Floor Plan and Section Reason: To define the permission in accordance with Policy SWDP1 and SWDP2 of the South Worcestershire Development Plan and the National Planning Policy Framework.
The materials to be used in the repair and conversion of the external surfaces of the dwelling hereby permitted shall match those used in the existing building in accordance with condition 2 of planning approval 18/00509/FUL. Reason - To ensure that the proposed works are executed in materials, which harmonise satisfactorily with the existing building in accordance with Policy SWDP21 of the South Worcestershire Development Plan and the aims and objectives of the Framework.
The windows and doors of the dwelling hereby approved shall be in accordance with the details approved in relation to condition 3 of planning approval 18/00509/FUL and retained in that form. Reason - To ensure the historic and architectural character and appearance of the Pebworth Conservation Area is properly preserved, in accordance with Policies SWDP6 and SWDP24 of the South Worcestershire Development Plan and the aims and objectives of the Framework.
The construction of the vehicular access shall be carried out in accordance with the specification approved in relation to condition 4 of planning approval 18/00509/FUL and retained in that form thereafter. Reason: In the interests of highway safety in accordance with Policy SWDP21 of the South Worcestershire Development Plan and the aims and objectives of the Framework.
The driveway and parking facilities shown on the approved plan shall be consolidated, surfaced, drained and otherwise constructed in accordance with the details approved in relation to planning approval 18/00509/FUL and these areas shall thereafter be retained and kept available for those uses at all times. Reason: In the interests of highway safety in accordance with Policy SWDP21 of the South Worcestershire Development Plan and the aims and objectives of the Framework.
The site shall be landscaped and the landscaping maintained in accordance with the Iandscape scheme approved in relation to planning approval 18/00509/FUL. Reason - To protect and enhance the visual amenities of the area and to ensure the satisfactory development of the site in accordance with Policy SWDP25 of the South Worcestershire Development Plan and the aims and objectives of the Framework.
The development hereby approved shall incorporate the bat mitigation strategy measures approved in relation to condition 7 of planning approval 18/00509/FUL. On completion a brief confirmation letter shall be submitted to the Local Planning Authority for approval. Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP22 of the South Worcestershire Development Plan and to ensure compliance with the Wildlife and Countryside Act 1981 (as amended) and the Conservation of Habitats and Species Regulations 2017, as well as the aims and objectives of the Framework.
Details of any external lighting to be provided on site shall be submitted to and approved in writing by the Local Planning Authority prior to the first occupation of the dwelling hereby approved. Only external lighting that has been approved by the Local Planning Authority shall be provided on the site. Reason: To ensure that the proposed development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP22 of the South Worcestershire Development Plan and the aims and objectives of the Framework.
The driveway of the site shall be constructed in accordance with the levels details approved in relation to condition 10 of planning approval 18/00509/FUL and retained in that form. Reason - To ensure the proposed driveway does not have an adverse effect on the character and appearance of the area in accordance with policies SWDP21 and SWDP25 of the South Worcestershire Development Plan, and the aims and objectives of the Framework.
The BT cabinet protection measures approved in relation to condition 11 of planning approval 18/00509/FUL shall be retained on site unless only required during the construction phase of that development. Reason - To prevent this infrastructure being damaged in order to preserve the amenities of the locality in accordance with policies SWDP21 and SWDP25 of the South Worcestershire Development Plan and the aims and objectives of the Framework.
