| Unless where required or allowed by other conditions attached to this permission the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans: Location Plan Scale 1:1250, Block Plan scale 1:500, Elevations as Proposed, Floor Plans as Proposed.
Reason: To define the permission in accordance with Policy SWDP1 and SWDP2 of the South Worcestershire Development Plan and the National Planning Policy Framework. |
| Within the first planting season , following the date of this permission boundary hedgerow shall be planted along the east and north garden boundaries as specified on the approved Block Plan.
The new hedgerow species should be native woody species and thereafter retained in that form, notwithstanding the provisions of Schedule 2, Part 2 of the Town and Country Planning (General Permitted Development) Order 2015, as amended, (or any Order revoking and re-enacting that Order with or without modification).
All planting shall be watered as necessary and competitive weed growth controlled to ensure successful establishment.
If any part of the hedgerow, dies, is removed or become seriously damaged or diseased it shall be replaced in the next planting season with others of similar size and species.
Reason - To ensure the proposed development does not have an adverse effect on residential amenity and boost local biodiversity habitats in accordance with policies SWDP21 and SWDP22 of South Worcestershire Development Plan and the relevant aims and objectives of the National Planning Policy Framework. |
| Within three months from the date of this permission, details of superfast broadband facilities or alternative solutions to serve the dwelling hereby approved shall be fully implemented and these facilities shall be provided for all future occupiers.
Reason: To ensure the proposal incorporates satisfactory telecommunication facilities in line with policy SWDP26 of the South Worcestershire Development Plan 2016 and the relevant aims and objectives of the National Planning Policy Framework.

| Within 3 months from the date of this permission, an area will be laid out for the parking of 2 cars and turning area as specified on the approved Block Plan. This area shall thereafter be retained for the purpose of parking vehicles only.
Reason: In the interests of highway safety and in accordance with Policy SWDP4 and SWDP21 of the South Worcestershire Development Plan and the relevant aims and objectives of the National Planning Policy Framework.

| Within 3 months of the date of this permission, secure cycle parking to comply with the Council’s standards shall be provided and these facilities shall thereafter be retained for the parking of cycles only.
Reason: To promote sustainable travel and reduce car dependence in accordance with policies SWDP04 and SWDP21 of the South Worcestershire Development Plan 2016 and the relevant aims and objectives of the National Planning Policy Framework. |
| Within 3 months from the date of this permission, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter.
Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDP29 of the South Worcestershire Development Plan 2016 and the relevant aims and objectives of the National Planning Policy Framework. |
| Drainage arrangements shall be provided to ensure that surface water from the driveway and/or vehicular turning area does not discharge onto the public highway. No drainage or effluent from the proposed development shall be allowed to discharge into any highway drain or over any part of the public highway. |
| Buildings, and particularly roofs and the spaces underneath them, are frequently used as roosting sites by bats. Bats and their 'roost' sites are protected under the Wildlife and Countryside Act 1981 (as amended) and the Conservation of Habitats & Species Regulations 2017 (as amended), the latter of which deems them a European Protected Species. It is a criminal offence to damage or destroy a roost (even if bats are not occupying the roost at the time), to deliberately kill or injure a bat, disturb a bat in its roost, or intentionally or recklessly obstruct access to a bat roost. Planning consent for a development does not provide a defence against prosecution under these acts.
Any removal of roof and wall coverings including roof tiles, slates, hanging tiles, timber boarding, soffit boxes and facia boards shall be carried out carefully by hand. If bats or any sign of bats such as an accumulation of droppings are encountered at any stage of work, work must cease immediately and advice sought from an appropriately licenced bat ecologist on how to proceed lawfully. All contractors working on site should be made aware of the advice and provided with the contact details of a relevant ecological consultant.

| Work should avoid disturbance to nesting birds. Nesting birds are protected under the 1981 Wildlife and Countryside Act and the Countryside and Rights of Way Act 2000. The main nesting season lasts approximately from March to September, so work should take place outside these dates if at all possible.
However, birds can nest at any time and the site including any buildings should ideally be checked for their presence immediately before work starts. |
| The applicants attention is drawn to the existence of an agreement made under Section 106 of the Town and Country Planning Act 1990 (as amended), and the restrictions imposed therein. |
