| The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: To conform with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| Unless where required or allowed by other conditions attached to this permission/consent, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans/drawings/documents – Proposed Plans and Elevations – Dwg No 25-776-1 Rev P8 Location & Proposed Site Plan – Dwg No 25-776-2 Reason: To define the permission in accordance with Policy SWDP1 and SWDP2 of the South Worcestershire Development Plan and the National Planning Policy Framework. |
| The development hereby permitted shall be carried out in strict accordance with the recommendations set out in the Ecological Survey report carried out by Chelmarsh RG dated 19th August 2025 and submitted with this application. In particular the following mitigation measures: 1. As bats were present during the emergence survey on 19th August planning can be granted but with a condition that no work takes place until a bat mitigation class licence is obtained. 2. Bats do move frequently. In the very unlikely event that a bat is found elsewhere during any building work, work should cease immediately and the Bat Conservation Trust should be informed for advice on how to continue. 3. Any trenches dug for foundations or drainage should be provided with an escape ramp such as an old scaffold plank to enable hedgehog, amphibians etc to escape should they fall in overnight. Trenches should always be checked each morning before work commences, and any trapped animals released to a place of safety. There are currently no plans for any such excavations unless the structural survey finds otherwise. 4. Depending on the time of year that the work commences care must be taken that no bird nests are present. The privet hedge which must be removed should be checked for the presence of nests before removal. Should any nest be found work should wait until the birds have fledged. 5. Any building work gives the opportunity to increase the general biodiversity for species. For bats, as a small bat roost has been found, provision would have to be made for future roosting bats. As numbers are small a Kent style bat box should suffice. This should be positioned ideally near where the two bats emerged. The design of kent bat box is requested. For birds, a hole nesting box for tit/sparrow species could be erected on a tree in the grounds. Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP22 of the South Worcestershire Development Plan. |
| Prior to the first use / occupation of the development hereby approved, a bat box shall be installed within the land ownership of the site (e.g. Ibstock enclosed bat box, Habibat bat box, Schwegler Wall-mounted Bat Shelter 2FE, Schwegler 2F Bat Box). The box should be installed at least 4m above ground-level, facing south (or southwest/southeast), and not placed above windows. Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP22 of the South Worcestershire Development Plan. |
| Prior to the first use / occupation of the development hereby approved, 1no. bird nesting box (e.g a sparrow/tit) shall be installed under the eaves of the north or east facing elevation of the dwelling and shall remain thereafter. Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDP22 of the South Worcestershire Development Plan. |
| Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDP29 of the South Worcestershire Development Plan 2016. |
