| Unless where required or allowed by other conditions attached to this permission/consent, the development hereby approved shall be carried out in accordance with the information (including details on the proposed materials) provided on the application form and the following plans/drawings/documents – PP-13705778v1 – Location Plan MSR – 106 – Existing Block Plan MSR – 109 C – Proposed Block Plan MSR – 101 D – Existing Plans MSR – 103 D – Proposed Plans MSR – 102 – Existing Elevations MSR – 104 D – Proposed Elevations MSR – 105 D – Roof Plans Reason: To define the permission in accordance with policies SWDPR01 and SWDPR03 of the South Worcestershire Development Plan Review 2026 and the National Planning Policy Framework. |
| Within 3 months of the date of this permission hereby approved, the 2 no. rooflight windows serving en-suites on the eastern side elevation shall be fitted with Pilkington Level 4 obscured glazing and shall be permanently retained in that condition thereafter. Notwithstanding the details shown on the submitted plans, all rooflight windows hereby approved shall use bottom hung configurated openings and be permanently retained in that condition thereafter. Reason - To protect the amenities of future occupiers and adjoining properties from unacceptable overlooking/loss of privacy and represent quality design in accordance with policy SWDPR28 of the South Worcestershire Development Plan Review 2026. |
| A bat box shall be installed within the land ownership of the site (e.g. Ibstock enclosed bat box, Habibat bat box, Schwegler Wall-mounted Bat Shelter 2FE, Schwegler 2F Bat Box). The box should be installed at least 4m above ground-level, and not placed above windows. The roosting feature shall be installed before the first use of any part of the development. Reason: To ensure the development contributes to the conservation and enhancement of biodiversity within the site and the wider area in accordance with policy SWDPR29 of the South Worcestershire Development Plan Review 2026. |
| Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason: To ensure that an appropriate sustainable drainage system is provided to serve the development in accordance with policy SWDPR39 of the South Worcestershire Development Plan Review 2026. |

In such ways the Council has demonstrated a positive and proactive manner in seeking solutions to problems arising in relation to the planning application. |
| Buildings, and particularly roofs and the spaces underneath them, are frequently used as roosting sites by bats. Bats and their 'roost' sites are protected under the Wildlife and Countryside Act 1981 (as amended) and the Conservation of Habitats & Species Regulations 2017 (as amended), the latter of which deems them a European Protected Species. It is a criminal offence to damage or destroy a roost (even if bats are not occupying the roost at the time), to deliberately kill or injure a bat, disturb a bat in its roost, or intentionally or recklessly obstruct access to a bat roost. Planning consent for a development does not provide a defence against prosecution under these acts. Any removal of roof and wall coverings including roof tiles, slates, hanging tiles, timber boarding, soffit boxes and facia boards shall be carried out carefully by hand. If bats or any sign of bats such as an accumulation of droppings are encountered at any stage of work, work must cease immediately and advice sought from an appropriately licenced bat ecologist on how to proceed lawfully. All contractors working on site should be made aware of the advice and provided with the contact details of a relevant ecological consultant. |
| Notwithstanding the details shown within the application documents, within 2 months of the date of this decision, details and samples of the proposed roof tiles to be used upon the dwelling, along with a timetable for their installation, shall be submitted for approval to the Local Planning Authority. The roof tiles must be in keeping with the local vernacular and the submitted details shall include: • Roof material - Type, profile, texture and colour • Timetable for installation. The approved roofing material shall be installed in accordance with the agreed timetable and retained thereafter for the lifetime of the development. Reason: To ensure that the new materials are in keeping with the surroundings and represent quality design in accordance with policies SWDPR05 and SWDPR28 of the South Worcestershire Development Plan Review 2026 |
